    Groundbreakings

    1. McCarthy Building Companies Inc. has broken ground on the North 2 Concourse at Terminal 3 of Phoenix Sky Harbor International Airport. The $326M, 173KSF project will begin with the demolition of an existing annex building, with construction set to start this month. HOK, in collaboration with DFDG Architecture, managed the project’s design, which will include six gates and various supporting amenities. The project is pursuing a minimum of LEED Silver certification and will serve as the first step in a long-term effort to connect Terminals 3 and 4, but that project is expected to take more than 10 years to complete.

    2. On April 30, Thompson Thrift will break ground on The Gilmore, a mixed-use $225M project at 3960 S. Val Vista Dr. The 40.6-acre development, initially acquired for $21.2M in 2022, will include 213.7KSF of commercial space, two four-story luxury apartment buildings totaling 300 units on 15 acres, and a four-story, 105-room hotel. In addition to Thompson Thrift, the project team includes Butler Design Group as the architect, Hubbard Engineering as the engineer and Phoenix Commercial Advisors as the listing brokers. The commercial space is already more than 90% leased, with Safeway’s 63.5KSF grocery store as the anchor tenant.

    3. ZOM Living is breaking ground on Mezzo Desert Ridge, a 174-unit luxury apartment complex in Phoenix. ZOM secured $38M in construction financing for the property, and units will range from 750SF to 2.5KSF. Construction is expected to be completed in 2027.

    4. A 215KSF sales and service facility is underway near Mesa Gateway Airport, with completion expected by July 2026. The project will serve as a new and expanded facility for Komatsu, which purchased 25 acres from Sunbelt Investment Holdings Inc. for $10.2M in December. Komatsu is investing $80M into the project, located in Mesa Ellsworth Business Park, to replace its current 75KSF facility. Cawley Architects is the design firm.

    5. Circle the City will break ground May 6 on a $24M, 84-bed medical respite center at the intersection of Main Street and Higley Road in Mesa. The East Valley Medical Respite Center will nearly double the nonprofit’s existing capacity and provide care for those experiencing homelessness. A $5.6M grant from Maricopa County helped fund the project, though Circle the City is still fundraising to cover the remaining cost.

    6. Construction is underway on HonorHealth Complete Care – Lake Pleasant, a 12.1KSF hybrid emergency and urgent care facility at 25550 N. Lake Pleasant Pkwy. in Peoria. The project team, including Anchor Health Properties, Devenney Group Architects and JE Dunn Construction, is delivering the facility in partnership with HonorHealth and Intuitive Health, with completion expected in early 2026.

    7. Swanson Apartments, a two-story, 64-unit apartment complex, has broken ground near ASU Havasu, with completion expected by summer 2026. Desert Land Group is the developer. The project will include one- and two-bedroom units, carport parking, and is geared toward students and single seniors.

    8. All Copy Products has a 36.5KSF industrial office/warehouse underway in Chandler. LGE Design Build is leading the construction of the facility, which will include a gym and a freight elevator.

    9. ABC & 123 Small Blessings Center broke ground on a standalone space on Spruell Avenue in Coolidge. The building will be approximately 1KSF larger than the childcare company’s current rented location and will feature nine classrooms, a courtyard, a kitchen and an office. Resurrection Builders is the general contractor and expects the project to be completed in eight to 12 months.

    Progress Reports

    10. VELA and Ray, along with construction firm Clayco, celebrated the topping out of Ray Phoenix, a 26-story, 523KSF, 401-unit multifamily residential tower in downtown Phoenix. Located at 777 N. Central Ave., Ray Phoenix’s amenity package includes a fitness center, yoga studio, resort-style pool, communal kitchen and lounge, and 4.5KSF of ground-level retail space that will be available to lease. The Ray was designed by Johnston Marklee & Associates in partnership with Lamar Johnson Collaborative, featuring interiors by Parts and Labor Design and Ray’s in-house design team, and landscape design by Grace Fuller Design.

    11. Panattoni, Graycor and Amazon are collectively working on a last-mile Amazon distribution facility at 36th Street and South Avenue 4E in Yuma. Panattoni is the developer, and Graycor is the general contractor. Land Advisors brokered the sale of the 17-acre site, which was previously farmland. Panattoni previously announced plans for a 1MSF industrial park at the location. The facility will operate as a last-mile hub, with large trucks delivering to the site and smaller vans and trucks completing final deliveries to homes or local warehouses. Completion is expected by the end of 2025.

    Completions

    12. The new Target in the 350KSF Prasada North retail center will open April 13. The 151KSF store is located at 14101 N. Prasada Pkwy. SimonCRE is the developer.

    13. Carvana has completed the integration of a vehicle inspection and reconditioning center at its existing ADESA wholesale auction facility at 400 N. Beck Ave. in Chandler. The nearly 100-acre megasite combines auction operations with reconditioning capabilities and includes more than 5,000 parking spaces.

    14. Trilogy by SheaHomes will hold a grand opening April 12 in Peoria for Ridgecrest, its new 414-home, 55+ resort-style community. The community offers 10 single-story floor plans ranging from 1.6KSF to 3KSF, with two to three bedrooms, from approximately $500K. A central amenity hub, the Ridgecrest Wellness Social Club, is planned for the community. The club was designed by Wendell Pickett with Greey Pickett.

    15. Origin Apartments in Goodyear is now open. The 408-unit complex is located at 17445 W. Lower Buckeye Road. 29th Street Development delivered the project, and 29th Street Living—the property management arm of 29th Street Capital—is managing the complex.

    16. The Governor, a multifamily apartment community in Phoenix, was recently completed by A.R. Mays Construction. The $47.6M project includes 176 units and is located at 1717 E. McDowell Road. Construction spanned from August 2022 to January 2025. Hyphen Development was the developer, and Todd + Associates served as the architect. The four-story complex includes studio, one- and two-bedroom units above a podium-level parking structure.

    17. Hill Street School Apartments, a 64-unit, mixed-income 55+ community, has completed construction and will celebrate its grand opening on April 11. The $20.6M project transformed the historic Hill Street School at 435 S. Hill St. in Globe into apartments for seniors. Gorman & Company developed the project using 9% Low-Income Housing Tax Credits, ARPA funds via the City of Globe and Southern Gila County Economic Development Corporation and support from the Arizona Department of Housing. It is the first rural project in the state to use funding from Arizona’s inaugural State Housing Tax Credit program.

    18. The Yuma Solar Energy Center by Invenergy is now operational. The project, developed in partnership with Arizona Public Service, is 70 megawatts and includes 70MW of storage, which can power more than 21,000 homes.

    19. Tempe’s Fire Station No. 2, a 16KSF facility at 3025 S. Hardy Dr., will celebrate its grand opening April 12. The project replaces a roughly 50-year-old station and adds six fire truck bays, 16 firefighter dorms, and hazmat-response space. Phase 2 will deliver in fall 2025. Sustainable features include solar panels, EV charging stations, LED lighting, and drought-tolerant landscaping.

    20. A new roundabout at Main and 10th streets near Riverfront Park in Cottonwood is now fully constructed and operational. The project was a collaboration between the City of Cottonwood and Combs Construction Company. The roundabout design aims to reduce bottlenecks and improve traffic flow. All road closures have been lifted, though crews will remain on-site for final project components.

    21. The Henry, a café and bar hybrid at 2 E. Camelback Road, has finished construction and is open. This restaurant by Fox Restaurant Concepts is its second location.
