1. ENR Southwest ranked the largest projects to start construction during the last year across Arizona, Nevada and New Mexico. The Arizona projects that made the list are:
- LG Energy Battery Plant – Cylindrical Batteries Building — $1.6B;
- SunZia Southwest Transmission — $1B;
- KOREPlex Lithium Battery Manufacturing Facility — $850M;
- Desert Diamond West Glendale Casino — $450M;
- South Pier (Lot 6) PH1 Residential Towers — $385M;
- Eleven Mile Solar Center — $338M;
- Google Data Center (Project Red Hawk) Phase 1 — $330M;
- Chang Chun Industrial Solvents Factory — $300M;
- Nestle Manufacturing Plant (Project Raven) — $294.1M;
- Aligned Data Centers PHX-06 — $273.6M;
- LPC Luke Field Industrial Complex — $257.5M; and,
- Randolph/Brittlebush Solar Park — $250M.
Groundbreakings
2. Construction began on Super Radiator Coils, a 150KSF office and manufacturing facility in Mesa. Brinkmann Constructors is the general contractor and Ware Malcomb is the architect.
3. Uptown, the redevelopment of the former Foothills Mall, broke ground on Phase I in Tucson. Phase I consists of a 157-unit apartment complex ranging from studio to three-bedroom units. Bourn Companies is the developer. Construction is expected to be completed in two years.
4. City of Surprise announced the start of the Cactus Road from Cotton Lane to Reems Road improvement project. The project is expected to be completed in spring 2026.
Progress Reports
5. Construction is well underway at the Morrison Ranch Commercial Center. Barclay Group is the developer. Land ownership is shared between Fred Meyer Stores Inc., after the company bought its share of the parcel from Morrison Ranch Inc. for nearly $4.6M, and Barclay Group. Fry’s Food Stores, a grocery store within the center, is expected to complete at the end of 2024. Brett Sheets, Kristin Walrod and Matthew Archer with Barclay Group serve as listing brokers for the rest of the center.
6. Coreslab Structures announced the topping out at Desert Diamond West Casino’s parking garage near Waddell. The 600KSF, five-level garage is ahead of schedule.
7. Belgravia Group announced that the first of the nine buildings have topped off at Portico. Portico will offer two-, three- and four-bedroom condominiums. Cambridge Properties is the brokerage team. The estimated completion date is spring 2025.
Completions
8. Inspiration Apartments has concluded construction in Cottonwood. The complex offers one-, two- and three-bedroom floor plans and includes a clubhouse, community pool, spa, work-out room, a dog park and barbecue areas. Fain Signature Group is the developer. Whitneybell Perry is the architect and Pono Construction is the general contractor.
9. Next Level Steel completed its second steelyard. The just-finished advanced steel beam manufacturing facility in Goodyear, combined with the existing steelyard in Mesa, will triple NLS’s production. PK Associates assisted in the construction and implementation of the custom fabrication line technology.
10. A.R. Mays Construction announced the completion of the $9.4M, 40,265SF Mountainside Fitness in Avondale. Adaptive Architects, Inc. is the architect.
11. Phoenix Rising Investments celebrated the completion of the Aviation Institute of Maintenance’s campus in the AMPlify Riverpoint business district in Phoenix. Evolution Design was the designer, and Willmeng Construction led the 80.3KSF renovation of a call center into a modern educational and training space. In addition to the renovation, 15 new classrooms, a welding room, a composite lab and two large airplane hangars were developed at approximately 21KSF.
12. Gorman & Company, in partnership with the Rehoboth Community Development Corporation, announced the completion of Rehoboth Place II, a 66-unit affordable community at 2650 W. Hazelwood St. in Phoenix. The grand opening ceremony will be held on March 19.
