    Groundbreakings

    1. Construction has officially begun on the Mesa Grandview Business Park located near the SWC of Loop 202 and Greenfield Road. The industrial development consists of three buildings totaling 270KSF. One building will be 132.7KSF, while the other two will be 68.7KSF each. An additional 22.7 acres along Greenfield Road will be reserved for future development. Sunbelt Investment Holdings, Inc. is the owner, and Okland Construction is the general contractor. CBRE is representing the development, which is expected to be completed by Q1 2026.

    2. Creation and CrossHarbor Capital Partners held a groundbreaking ceremony this week for Source Logistics Center, a 144.9KSF industrial facility on the SEC of Warner Road and Hardy Drive in Tempe. LGE Design Build will serve as both the architect and general contractor. Cooper Fratt, John Werstler, and Tanner Ferrandi of CBRE are leading leasing efforts.

    3. The Wayne, a 100-unit townhome development at 1535 N. Dobson Road in Chandler, is expected to break ground this month, according to an announcement from Northmarq. Northmarq’s Debt + Equity team – led by Brandon Harrington, Tyler Woodard and Alex Horsman – secured the construction financing with a regional bank for developer Porter Kyle.

    Progress Reports

    4. HD SOUTH: Home of the Gilbert Museum is slated to finish its Building Communities for All Ages project at the Gilbert Museum in April. Construction began last September. Once finished, the building will accommodate up to 150 attendees for events and community gatherings. The old building will be repainted, and the existing courtyard landscaping will be upgraded during construction.

    Completions

    5. The Arizona Department of Transportation finished reconstructing the interchange of Interstate 10 and Orange Grove Road. The interchange is a part of a $171M ADOT project to improve traffic flow and safety by reconstructing and widening I-10 between Ina and Ruthrauff roads. It has been closed since April 2023, except for the westbound exit ramp. The improved interchange features wider entrance and exit ramps to enhance safety and reduce delays.

    6. The Trailhead in north Peoria is opening in a series of phases. The 40-acre mixed-use development is anchored by a 63KSF Safeway at the NEC of 83rd Avenue and Happy Valley Road. A variety of other eateries and shops have also moved in. Upcoming components will also feature a 336-unit apartment complex and renovated church. The project was developed by the Pederson Group.

    7. Agate Construction, Inc. recently completed construction of its second project with FALCO Aluminum, the second phase of its aluminum manufacturing facility in Chandler. The addition to the existing FALCO facility in Lone Butte Industrial Park features a new 500-ton extrusion press, a mezzanine and an overhead bridge crane. The 14.8KSF facility expansion will serve as an additional manufacturing and finishing space for hard alloy aluminum shapes, rod, bar and forging stock for use in the aerospace, aviation, defense, automotive, recreational and medical industries.

    8. The townhome development The Row has been completed near West Cushing Street, West 18th Street, South Stone Avenue and Interstate 10 in Tucson. The development consists of 12 townhomes and a four-plex, which has room for retail or restaurant space on the first floor. Equilibrium Properties was the developer. HA/RU Architects served as the design firm, while Durazo Construction served as the general contractor.
