Groundbreakings
1. Overton Moore Properties and Invesco Real Estate began construction on Nextwave Tempe. The project consists of three industrial buildings totaling 689KSF across 35.5 acres at the former site of the Big Surf Waterpark in northeast Tempe at 1500 N. McClintock Dr. The buildings are expected to be delivered in Q4 of 2025. Layton Construction is the general contractor, and HPA Architecture is the architect. CBRE’s John Werstler, Cooper Fratt and Tanner Ferrandi are the listing brokers for the property.
2. Schnitzer Properties, Sun Corridor Inc. and Willmeng Construction hosted groundbreakings on Jan. 15 for the Corona Commerce Center and Drexel Commerce Center in Tucson. The Drexel Commerce Center will consist of 184KSF across two buildings, while the Corona Commerce Center will provide 147KSF. Both properties will offer flexible leasing options, with spaces ranging from 6.7KSF-184KSF.
3. The Pascua Yaqui Tribe broke ground on the Casino Del Sol – Grant Roadcasino in Tucson. The 172KSF project is expected to take 18 months to complete. The general contractor is McCarthy Building Companies. Yaeger Architecture is serving as the architect. The first phase includes the casino and parking garage. A future second phase is planned that will include a resort, conference center and additional parking garage.
4. High Street Residential, the residential subsidiary of Trammell Crow Company, and JV partner Mitsui Fudosan America have broken ground on a 215-unit, Class A, luxury residential community on 4.2 acres at Scottsdale Road and Gold Dust Avenue in Scottsdale. The project, which will have a formal name announced as construction progresses, is slated for completion by mid-2027. It is currently referred to as Gold Dust Apartments. ESG Architects is the design firm, and Wespac Construction is the general contractor.
5. The City of Yuma and Onvida Health broke ground on the first phase of the 20-acre East Mesa Community Parkon Jan. 10. The park was designed by J2 Design,and the general contractor is Gutierrez Canales Engineering. American Rescue Plan Act funds provided $10M for the project.
6. Mohave County is slated to begin work on Northern Avenuein the north Kingman/Butler areatoward the end of January. The project is intended to improve safety/mobility of all parties using the road. Construction is expected to last three months. The project is costing the County $6.8M, with $1.6M coming from the Highway User Revenue Fund and the remaining funds coming from the Federal Highway Safety Improvement Plan and the Transportation Alternatives Program.
7. Wespac Residential, Inc. announced the commencement of infrastructure work for the Liv Sky Cottages housing development in Flagstaff’s Timber Sky community. The project spans 32 acres and will offer 203 residential units consisting of 117 one-bedroom, 35 two-bedroom and 51 three-bedroom homes. Ten percent of the homes will be listed as affordable housing. Construction is expected to be completed in summer 2027. Wespac is collaborating with Ardurra Group Inc. and Liv Communities.
Progress Reports
8. A topping-out event was held for EdgeCore Digital Infrastructure and Holder Construction’s PHO2 data center in Mesa. Once finished, the 868KSF data center will be a part of the 3.1MSF data center campus. In total, the campus will provide 450 megawatts of IT load.
9. P.B. Bell announced Everly at Morrison Ranch, located at 4353 E. Elliot Road in Gilbert, is now pre-leasing. The 236-unit property is being developed and managed by P.B. Bell.
Completions
10. Gulfstream Aerospace Corp. recently opened its 225KSF maintenance, repair and overhaul facility at Mesa Gateway Airport. The $130M facility can service 13 jets at a time and is open for future expansion.
11. Arizona State University and McCarthy Building Companies Inc. have completed the $78M University Gateway Building. The 128KSF building is wrapped around the Mill Avenue Parking Structure east of Mill Avenue between 9th and 10th streets in Tempe. McCarthy Building Companies served as the general contractor, and DFDG Architecture served as the architect.
12. Outrigger Industrial completed two industrial buildings totaling more than 400KSF in Mesa. The development, called Centris Industrial at Mesa, is located at 80th Street and Pecos Road. The building at 8147 E. Pecos Road totals 96.9KSF, of which 44KSF is already leased. The adjacent building at 7337 S. 80th St. encompasses 324.8KSF. LGE Design Build designed and constructed the buildings.
13. Gorman & Company and the City of Glendale are holding a “Behind the Build”tour of Centerline on Glendale prior to its opening. The project is the first in Arizona to use the State Housing Tax Credit. The multifamily community features 368 solar-powered units and is located at 6775 N. 67th. Ave.
14. Renovations were recently completed at the Marriott Phoenix Resort Tempe at The Buttes, located at 2000 W. Westcourt Way. The renovations encompassed 353 guest rooms/suites as well as an expansion of the outdoor spaces and upgrades to the fitness center.
15. Milagro on Oracle, an affordable housing project in Tucson, recently opened. The 63-unit development is one of nine housing projects planned with El Pueblo Housing Development. The development caters to residents aged 55 and older. The $20M project received $18.1M in Low-Income Housing Tax Credit funds.
16. P.B. Bell announced Marketside Villas at Verrado, located at 21045 W. McDowell Road in Buckeye, has opened. The 150-unit development is developed and managed by P.B. Bell. The development consists of one-, two- and three-bedroom single-family homes and duplexes.
17. A.R. Mays Construction announced the completion of Blanco Cocina + Cantina at 12750 N. Tatum Blvd. in Phoenix. A.R. Mays served as the general contractor for the project. Fox Restaurant Concepts was the developer, and Nelsen Partners, Inc. served as the architect. The $5.8M project encompasses 12.9KSF.
