The Goodyear Planning and Zoning Commission is holding a first hearing this week to consider a major General Plan Amendment for 268 acres at the SWC of Citrus Road and Roosevelt Street.
The request by Rankin Real Estate LLC would allow the 14 parcels making up the site “to develop with a mix of commercial, business park, and industrial uses. A rezoning application will be submitted in conjunction with the Major General Plan Amendment,” according to the submitted narrative.
The site, which is being referred to as I-10 Citrus Gateway, is currently zoned as a planned area development with a Neighborhoods land use designation that would allow for a variety of residential, office or standard commercial uses. Rankin is requesting the GPA to change the designation to Business & Commerce, which would include commercial, business park and industrial uses. A rezoning will also be required.
The site is currently vacant and has never been developed. The single-family Quintana Estates subdivision sits to the north. To the east is the Innovation Centre master-planned business park. Various types of residential developments are located to the south, and the west is made up of single-family residences.
The Commission will hold a first hearing this week. A second hearing is scheduled for Dec. 10, with a vote scheduled to recommend approval or denial of the request to City Council. City Council will then hear the request Dec. 16.
