The Scottsdale Development Review Board voted 6-0 earlier this month to approve the exterior aesthetics for Optima McDowell Mountain Village, a multiphase, 22-acre residential and retail site near Scottsdale Road and Mayo Blvd. Plans call for 36KSF of retail and 1,300 apartments and condominiums ranging from 775SF up to 2,025SF. The project has a 10-year estimated timeline and will be built in three phases. With growth in the West Valley threatened by the possibility of insufficient water supply and infrastructure, a variety of experts and agencies are examining solutions to head off the problem. The U.S. Bureau of Reclamation and West Valley Water Association estimated earlier this year the West Valley will need an additional range of between 15.3 billion and 84.7 billion gallons (47,000-260,000 acre-feet) of new water annually by 2060 to meet its predicted growth. By BEX Staff for AZBEX The Buckeye City Council has approved a rezoning for Avilla Marigold, a 214-unit Build-to-Rent development planned by NexMetro Communities on 19.4 acres on the SWC of Jackrabbit Trail and Thomas Road. The requested rezoning changes the site from single-family residential to multifamily. The plan received a degree of neighborhood opposition, including concerns about water use, traffic and damage to neighborhood character, among others. Barclay Group has bought out the parcels at Gladden Farms Marketplace in Marana for $4.9M. The purchase features 9.65 acres with entitlements and improvements at Tangerine Road and Lon Adams. The seller was Weingarten/Kimco Realty Corporation. The overall Gladden Farms Marketplace will now feature a 125KSF Fry’s Food Store with a fueling center. The store is expected to break ground this summer and is targeting a Q3 2024 opening. The Fry’s was originally planned at 110KSF. By National Association of Home Builders During its annual National Safety Stand-Down to prevent falls in construction, OSHA launched a new emphasis program “to reduce or eliminate workplace fall hazards associated with working at heights.” The program, administered by OSHA’s Directorate of Construction, went into effect May 1. OSHA noted in its program instructions, “Considering that falls remain the leading cause of fatalities and serious injuries in all industries, the agency has determined that an increase in enforcement and outreach activities is warranted.” The new emphasis program authorizes inspectors to initiate inspections whenever they observe someone working at heights.
