The Glendale Planning Commission has recommended approval for a rezoning request and a General Plan amendment from Alliance Residential to allow the development of a 368-unit apartment and townhome community on 20.23 acres near the SWC of 75th Avenue and Rose Garden Lane.
Current zoning for the site is split between agricultural and planned area development. The land use designations in the General Plan are for low-density residential and parks and open space. The requests would rezone the property to high-density residential and change the land use designation for 18.82 acres to high-density residential, while maintaining 1.54 acres as parks and open space.
The development plan for Broadstone Arrowhead calls for 78 townhomes and 290 apartments. The townhome portion would feature a mix of 28 one-bedroom, 34 two-bedroom and 16 three-bedroom units. The apartments would be broken down into 94 one-bedroom, 180 two-bedroom and 16 three-bedroom units. Residential building heights would be either two or three stories, with several one-story garage buildings distributed across the site.
Per the submitted documents, planned amenities include a clubhouse, a pool, a dog park, an amenity courtyard and smaller open spaces distributed around the site.
Residents of the nearby Reserve at Eagle Heights community had expressed concerns about traffic increases, the potential for Broadstone residents to cut through their neighborhood, potential risks to quality of life posed by the proposed building heights and the possibility of increased crime in the area.
The project developer is Alliance Residential. ORB Architecture, Inc. is the design firm. Traffic engineering is by Summit Land Management, and the project is represented by Burch & Cracchiolo, P.A.
