The Mesa Design Review Board met this week to discuss Wetta Ventures’ plan to build a 98.3KSF shell industrial building on an undeveloped 6.9 gross acre site at 5818 E. McDowell Road in the Longbow Business Park. No actions were taken during the meeting.
According to both Board documents and a local news outlet, no comments or concerns were submitted by nearby property owners.
Mesa zoning regulations require a total of 212 parking spaces. The developer has proposed 143 and has requested a parking special use permit to accommodate the deviation.
Project documents state the building will have a height of 40 feet from the finish floor to the parapet top, with a clear height of 28 feet.
According to the design notes in the submitted narrative, “The proposed building is designed to accommodate one-to-three tenants, featuring three front entries. Full height glazing identifies entries. Additional storefront glazing is included on the south and north elevations. The design includes full-height window walls in office areas, maximizing natural light, while canopies enhance the building entrances. Clerestory windows in the warehouse areas allow additional daylight and add visual interest to the façade.”
Vehicle access will be from North 58th Circle and McDowell. The truck dock and loading area will be located on the east side.
Wetta Ventures is the developer. The design firm and project representative is Deutsch Architecture Group.
