The Casa Grande Planning and Zoning Commission will meet this week to discuss a proposal and set of requests to build a 120KSF self-storage facility on 4.5 acres of General Business-zoned land near the SWC of Florence Blvd. and Arizona Road.
Developer PSC Storage has requested a conditional use permit, major site plan and preliminary plat approvals. Self-storage is an allowed use under the current zoning with a CUP and major site plan, according to the staff report. The preliminary plat would combine the property lot into a single parcel.
Surrounding uses at the undeveloped vacant site include commercial properties to the east and north, more undeveloped land to the west and single-family residential to the south.
According to the staff’s project discussion notes, “The applicant is seeking to develop a 120KSF, 35 foot-tall indoor, climate-controlled storage facility on a 4.5-acre site, currently comprised of two parcels. The site is south of 1601, 1609, 1635, and 1639 E Florence Blvd… and north of the Parkview single-family residential subdivision. This site provides for two access drives to properties to the north between it and Florence via an established access easement.”
The plan includes an 800SF office and would provide a total of 14 parking spaces in front of the building. The rear of the building would be served by a drive aisle primarily for fire department and emergency services access.
A traffic study estimated the self-storage use would generate 174 daily trips, which is significantly lower than other zoning-acceptable uses like office or retail. Staff found the existing roadways will be adequate to serve the facility and its users with no need for updates.
The report says, “Since this use generates a relatively low trip-generation, it is regarded as an ideal development between the more intense uses along Florence and residential uses to the south. Notification of these applications were sent to the surrounding property owners. To date, no comments have been received.”
PSC Storage is the project owner and developer. The design firm is Red Architecture. Kimley-Horn and Associates, Inc. is the civil engineer, land surveyor and project representative. Landscape planning and design is by GRS Landscape Architects, LLC.
