The Florence Town Council held a first reading earlier this month for an ordinance to consider rezoning 110 acres at the SEC of Division Dam and Bowling roads from rural agricultural to light industrial to allow for future development.
According to the submitted narrative, “The Property has been historically used for agricultural purposes and has several irrigation lines servicing the agricultural use of the Property. These lines are anticipated to be tiled/rerouted as needed or removed upon development. The Florence Canal traverses through the southeast corner of the Property, leaving approximately 1.4 acres of land within the Property south of the Canal likely to remain undeveloped. Overhead electric lines exist on/adjacent to the northern, western, and southern property boundaries and an underground gas line runs east/west along the northern property boundary.”
The narrative for Bowling 110 Industrial says there is no prospective user in place, and no development or site plans have been created. Future users will have to undergo the standard site plan and design review application process and receive the necessary approvals from the Town. Depending on market conditions at the time, development could be in one phase or in multiple.
According to a local news article, Council is scheduled to vote on the proposed rezoning in its Jan. 20 meeting.
The same article reports Jennifer Ruby of property co-owner Langley Properties told Council most of the surrounding residents would prefer the property to remain in its current condition. She said while that is not an option for her company, the owners would be willing to work with residents if opposition arose later. She added Langley will create a 50-foot setback around all sides of the property.
The property is owned by a partnership between Langley Properties (as Langley Lewis Holdings, LLC) and Colmena Group. Planning and engineering is through Colliers Engineering & Design (formerly HILGARTWILSON). No other development team members have been announced.
