The Phoenix City Council recently voted to approve a rezoning request from intermediate commercial to light industrial uses for a 3.84-acre site approximately 100 yards south of the SEC of Bell Road and 21st Avenue.
The site is located in Sunbelt Investment Holdings, Inc.’s Bell 17 Business Center, which makes up approximately 82 acres and occupies most of the area between Bell and Grandview roads to the north and south and 19th and 23rd avenues to the east and west. The property is a mix of both vacant and developed sites with commercial, light industrial and retail spaces.
The two proposed speculative buildings in the new development are designated Building 6 and Building 7. According to the site plan prepared by Balmer Architectural Group, Building 6 will be slightly less than 225.9KSF and include 221.9KSF of warehouse area and nearly 3.5KSF of office space. Building 7 will be 101.6KSF, with 97.8KSF of warehouse and 3.6KSF of office.
Both buildings will be single-story, with Building 6 having a maximum height of 49 feet and Building 7 having a maximum height of 47 feet. The maximum permitted height under the zoning is 56 feet.
The plan says the proposed site improvements include four new driveway curb cuts, covered amenity areas, vehicle parking, truck loading and unloading space, retention basins and infrastructure, and site landscaping.
Building 6 will have 465 total parking spaces, including 117 covered spaces and 10 electric vehicle charging spaces. A total of 52 loading spaces are also planned. Parking for Building 7 includes 250 total parking spaces, of which 64 will be covered and eight will feature electric vehicle charging. Building 7 will have 22 loading spaces.
Prior to City Council’s July 1 approval, the rezoning request had been recommended by the Phoenix Deer Valley Village Planning Committee and the Phoenix Planning Commission.
