Owner Southwest Next has submitted a rezoning proposal to the City of Goodyear to allow for the creation of a four-building industrial park on approximately 30 acres near the NEC of Citrus and Indian School roads near the Loop 303 freeway.
The request for Citrus and Indian School Light Industrial includes a rezoning from general commercial to light industrial. According to the submitted narrative, the site’s proximity to Luke Air Force Base necessitates either commercial or industrial uses, and the site has not generated commercial interest even though there have been efforts to build in the area since 2009.
The smallest of the four planned buildings would be constructed closest to the single-family residential community nearby. Noise is always a concern with developments close to existing residential, and the project narrative says, “With the proposed 13’ high screen walls and the 7’ (effective height) perimeter wall overlapping the screen wall opening, the expected noise level at all future residential properties will be quieter than the average Arizona noise level limits.”
The largest building would be situated near existing light industrial operations. The proposed building sizing breaks down as:
- Building A – approximately 28.6KSF,
- Building B – approximately 41.4KSF,
- Building C – approximately 190KSF, and
- Building D – approximately 270.8KSF.
Southwest Next is the owner and intends to sell after the zoning is in place. The architect is Dalke Design Group LLC. KSE Design Group, PLC is the civil engineer, and the project is represented by Burch & Cracchiolo, P.A.
