SBL Real Estate wants to develop a two-story, climate-controlled storage facility at the SEC of Beloat Road and 7th Street in Buckeye.
According to the project narrative, the project will feature a two-story building of 81.6KSF, exterior storage of 39.5KSF, and RV parking with 190 spaces – including both covered and uncovered. RV amenities will include security cameras around the site perimeter, a water station and a sewer dump station. The site is currently zoned G-C, which permits this type of development.
The building design is intended to be removed from the standard storage facility look and to incorporate “a more contemporary design consistent and aesthetically compatible with the neighboring developments,” the narrative says.
Street-level amenities will include storefront glazing, sidewalks and low-water-use landscaping.
Construction is planned in two phases. Phase I will include street improvements, site improvements, the access drive, RV parking and exterior storage. The second phase will feature the two-story building and additional parking.
According to SBL Real Estate owner Bobby Lall, the proposal is in the site plan approval stage with the City of Buckeye. Construction documents are expected around the end of the year. Lall says he has not yet decided whether his company will self-perform the general contracting duties or if an outside firm will be brought on.
