    Multi-building Industrial Project Planned for Chandler

    A new office/warehouse development is being planned for a 26.2-acre site at the SWC of Insight Way and Gilbert Road in Chandler.

    LGE Design Group, on behalf of developer, Clarius Partners LLC, recently submitted a request for Preliminary Development Plan review for site layout and building architecture for the project known as Chandler Airpark Technology Center.

    Chandler Airpark Technology Center is proposed to house four buildings totaling approximately 425.7KSF and will be constructed in two phases.

    Phase one will include Buildings A and B which will be used as flex industrial buildings. Building A will total 126.3KSF and Building B will total 94.5KSF. According to the project documents submitted to the city, phase one will allow for, “a mix of uses including manufacturing, research and development, and office.”

    The site plan currently shows phase two consisting of two buildings (Building C and D). Building C totals 115KSF and Building D totals 90KSF. The documents state that, “Phase 2 will consist of either two additional flex industrial buildings or an office building depending on market demand and will be reviewed administratively by staff for consistency with the approved architectural design.”

    The design of the buildings will consist of architectural metal panels, glazing, exposed steel, and concrete tilt-up walls. The buildings will vary in height with alternating parapet walls, with the tallest building reaching approximately 43 feet. “The main entries will have covered steel canopies with accented detailing,” according to the documents. “The color scheme of the project is meant to evoke a modern interpretation of the Sonoran Desert.”

    While office uses are limited to occupy about 10 percent of an industrial building, the proposal is requesting up to 20 percent office/retail showroom to comply with parking.

    Outside, a total of 305 parking spaces will be provided for the development and the buildings will include a total of 57 dock doors. An eight-foot wall will be constructed between the buildings to screen the rear courts and landscaping will be added along the property lines and at the Gilbert Road and Insight Way intersection.

    The preliminary development plan was scheduled to be heard at the City of Chandler’s Planning & Zoning Commission meeting on June 2nd; however, it was continued to the July 21st meeting so that the developer could meet with the Design Review Committee first.

    According to the general contractor, LGE Design Build, there is currently no timeline for construction.
