    Multifamily Mixed-use Project Proposed for Tempe

    Developer, Trinsic Residential Group is proposing another “Aura”-branded multifamily mixed-use development, this one to be located near the SEC of McClintock Drive and Apache Boulevard in Tempe. 

    The project will be heard at the City of Tempe’s Development Review Commission study session meeting today, and the developer is requesting a General Plan Amendment for the site from Medium to High Density Residential to Mixed-Use and High Density. The developer is also requesting a use permit to reduce the ground floor commercial frontage at Apache Boulevard to allow tandem parking, a PAD Overlay and approval of site, landscape and elevation plans. 

    The project, called Aura Apache, will be a “high quality, modern mixed-use development” consisting of approximately four buildings. The largest, 67-foot building will be four-stories and house 266 dwelling units. The residences in this building will be a mix of 76 studio, 131 one-, and 59 two-bedroom units. 

    This building will also contain indoor amenities including the clubhouse, leasing office and fitness center, and will wrap around a six-level parking garage topped with solar array. 

    Two, three-story townhouse style buildings will contain approximately 12 one- and 18 two-bedroom units along with private garages. The buildings will be about 40-feet in height. 

    The third building will be a one-story, 4.7KSF commercial/co-working office area located along the SWC of the property at the Apache frontage. 

    According to the project documents, Aura Apache will include several outdoor amenities such as a dog park, entertainment pavilion, game lawn, fire pit, seating areas, and pool. 

    A total of 372 parking spaces are anticipated to be provided, which will include 303 spaces within the wrapped parking garage, 48 within the private townhome garages and 21 within “parking courtyards.” The development will also allow for 287 bicycle spaces. 

    Trinsic has other projects in the works including the Aura Midtown Apartments, which is currently under construction and expected to be completed in Q4 2021; Aura Watermark, which was completed back in 2020; and Aura Flagstaff, which was recently denied at the City of Flagstaff’s Planning and Zoning Commission meeting after being rejected another time back in 2019.
