    Core Spaces Proposes Another ‘Hub’ Project

    Core Spaces and Up Campus Properties are proposing a new addition to The Hub student housing mixed-use development within the Main Gate District in Tucson. 

    Currently known as The Hub V, the new student housing complex will be located at the former Arizona Credit Union site at 1001 N. Park Avenue, near the University of Arizona campus. The submitted project documents state that the existing credit union will be demolished. 

    According to the documents, “The Project is located on three parcels, stretching from Park Avenue the alley in back, and from 1st Street to the south line of the 1031 N. Park (“Sol”) building.” 

    The Hub V will consist of approximately 161 dwelling unit with up to a maximum of 623 bedrooms. The building will be approximately 10 stories with two mezzanine levels and no private balconies. The project has a total square footage of approximately 274.3KSF. 

    “The Project uses a variety of materials, colors, bulk reductions, and fenestrations for a design that compliments the adjacent buildings,” according to the project documents. There will be no retail associated with this project; however, there will be a “double-height Amenity space that faces and activates the corner of Park and 1st.” 

    Amenities provided for the development will include a fitness center, lounge space and rooftop mezzanine and pool. The project will also include a parking garage with 80 parking spaces and 98 bicycle parking spaces. 

    The streetscape will be enhanced along both Park avenue and 1st Avenue allowing for a healthy landscaping and seating buffer. The rooftop pool design and terrace, along with the landscape planter barriers prohibit access to the building’s edges for the safety of the residents.  

    The project was heard at the City of Tucson’s January 13th Main Gate Design Review Committee meeting and recommended for approval with conditions. The design package was revised on January 21st, which was reviewed and approved by the Planning Department on February 5th. 

    Core Spaces completed other Hub projects such as Hub Speedway (formerly Hub III) back in 2019, and broke ground on Hub Park Avenue (formerly Hub IV at Park & Speedway) in May 2020. Hub Park Avenue is expected to be completed in July of this year.
