A new mixed-use development is being proposed approximately one mile from Westgate Entertainment District at the SEC of Glendale and 83rd Avenue.
Planning consultant, Jon M. Froke Urban Planning, LLC, on behalf of property owner, Rightstart Subsidiary, LLC, recently submitted preliminary plans to the City of Glendale and is requesting to rezone the approximately 8.23-acre vacant site from Neighborhood Shopping Center to Planned Area Development in order to allow general commercial and high-density residential uses. They are also requesting a General Plan Amendment from Planned Commercial to Corporate Commerce Center.
The intended mixed-use development, dubbed G83 Plaza, is proposed to complement the nearby Westgate Entertainment District and surrounding neighborhood, according to the staff report. Conceptual plans for the project include a multifamily residential component up to four stories with 88 units, a four-story, 120-room hotel and general commercial uses that may include, “financial institutions, a hotel, convenience stores, fast food restaurants, a health club, office uses and a medical and dental office building pad site.”
The multifamily portion is proposed to include a mix of 32 one- and 48 two-bedroom units with 8 carriage house units. The project proposes a maximum building height of 60 feet to allow for multilevel development.
Access to the G83 Plaza site will be from new and existing driveways. “In total, five driveways are proposed to be utilized by the site. Two points of access (two way) are proposed off Glendale Avenue. Three points of access are proposed off 83rd Avenue, with two as two way and one as exit only.
The project was approved at the City of Glendale’s Planning Commission meeting on June 4th. According to the staff report, the plans are considered conceptual and will require design review.
“The conceptual site plan indicates a tentative site layout area; however, different configurations could be arranged based on market conditions,” the staff report states.
