Scottsdale-based Cavan Companies is looking to add another “Bungalows”-branded multifamily community to Arizona, this time in Gilbert.
Plans were submitted to the Town of Gilbert and were discussed at the December 4th Planning Commission Study Session.
A minor general plan amendment and request to rezone approximately 15.91 acres just north of the NEC of Gilbert Road and Houston Avenue from General Commercial Zoning district with a Planned Area Development Overlay, to Multifamily Low Zoning District with a Planned Area Development Overlay, was also heard.
The newly proposed development, called Bungalows on Ash, is planned as a 170-unit gated multifamily development “intended to feel like single-family living,” according to the staff report submitted to the Town.
The development will be single-story attached and detached units composed of a mix of 44 one-bedroom, 86 two-bedroom and 40 three-bedroom units. “The residential units are designed in a cluster configuration, with typically four to eight units clustered around a common connected pedestrian courtyard,” the staff report states.
An office bungalow will be added toward the entrance of the development and a total of 342 parking spaces will be provided throughout the project, including 132 canopy spaces, 38 garage spaces and 8 accessible spaces.
The project site sits directly north of an existing Sam’s Club and was first rezoned in the late 1980’s as part of a larger shopping/medical center but was rezoned again a few years later. The Sam’s Club was Phase I of the master plan, but a Phase II was never developed on the site, despite multiple development teams bringing forth a variety of projects to the town.
The site is also surrounded by a Dignity Health Urgent Care to the north, Sunview Public Park and Residential Community to the east and Gilbert Road and Gateway Court Residential Community to the west.
Other “Bungalow”-branded multifamily communities currently in the works in Arizona include the Bungalows on Jomax & I-17 and Bungalows on 99th Ave & Camelback in Phoenix, a Bungalows on Gemini in Flagstaff and a Bungalows on Village Way in Prescott Valley.
