The Cave Creek Town Council has approved a rezoning request of a 4-acre site south of the Carefree Highway between 52nd and 53rd streets, for the development of a new micro-hospital.
The property consists of two parcels and is located adjacent to a Sprouts-anchored retail center that is currently under construction.
Developer, United Real Estate Holdings, LLC wishes to rezone the property from Desert Rural Zone to General Commercial in order to build the 31.5KSF hospital.
According to the documents filed with the town, the Abrazo Community Health-branded hospital will be a single-story facility with a maximum height of 25 feet. “A covered patient drop-off area will be constructed facing 53rd Street on the east end of the building and a covered parking area for emergency vehicles will be located on the north side of the building,” the applicant’s narrative states.
The facility will house 8 inpatient beds and approximately 10.2KSF for outpatient services. The developer also proposes 74 parking spaces.
Multiple access points to the property will be provided, including one on 52nd and 53rd streets and Carefree Highway. A loading bay will be constructed on the west side of the hospital and will face 52nd Street. A traffic signal will be added at 53rd Street and Carefree Highway.
According to the narrative, landscape buffers are expected to be provided at all frontages and a mixture of bollard lighting, 15-foot poles and canopy lighting will meet the onsite lighting requirements for the facility.
A neighborhood meeting to discuss the project was held on May 15. The Town of Cave Creek approved the rezoning at its July 15 Town Council meeting after the Planning Commission recommended approval of the request on June 20.
“The development timeline for the property is 6 months to receive a building permit with an expected opening of the micro-hospital in March 2021,” the narrative states.
