    Ryan Planning New Chandler Industrial Park

    Ryan Companies has submitted a proposal to the City of Chandler to build a major industrial development at the SEC of McQueen and Queen Creek roads.

    The site for this new office/industrial/warehouse development sprawls over nearly 80 acres by the Chandler Airport. The final project will total approximately 671KSF, spread between seven-to-nine buildings, depending on market demand.

    That market demand is currently high, according to a July article in Commercial Executive Magazine, which noted 2.8MSF of speculative space in the Sky Harbor and Southeast submarkets. The article noted this project is part of a series of efforts by Chris McClurg and Ken McQueen, principals at Lee & Associates Arizona. They’ve teamed up with seven developers – including Ryan Companies – to try to address a growing demand for industrial space in the Valley.

    Because of the project’s large scale, it will be developed in three phases. The first phase, which will be located at the site’s SWC along McQueen Road, will consist of three buildings totaling 237.6KSF and clear heights of 28-32 feet.

    The future Nozomi Park recreational area is planned for the area around the site on the north, east and south sides. Beyond the park on the south is Lantana Ranch, a single-family residential subdivision. The area beyond the park on the east is agriculturally zoned single-family residential subdivision. McQueen Road borders the site to the west.

    The site was zoned in 2007 for office, industrial and warehouse uses. That zoning included Preliminary Development Plan approval for approximately 56 individual parcels. According to city documents, the zoning vested in 2011. The developer is requesting PDP approval for the site layout and building architecture for their multiphase development plan.

    The new project is designed to accommodate tenants of different sizes and with a range of needs. According to the site brochure, build-to-suit is available. Tenants will also potentially have a panel on a 14-foot monument sign that the developer has proposed to build along McQueen Road.

    The developer boasts the site’s proximity to Chandler Airport and the Loop 202 is a major selling point.

    Opposition from neighbors was addressed at a meeting earlier this year. Chandler’s planning committee approved the PDP request with some stipulations, including observing landscaping design and signage specifications.

    Groundbreaking for the first phase of the project is planned near the end of 2018.
