Trammell Crow Company and an institutional investor have partnered to acquire a 22.2-acre site at the SWC of 99th Avenue and Van Buren Street for the development of the Tolleson Logistics Center, a new 329KSF Class A industrial building. Construction on the new facility is scheduled to begin sometime this quarter.
“The Southwest Valley submarket is highly desirable by occupiers given its location and immediate access to Interstate 10, Interstate 17, the future Loop 202 and proximity to Sky Harbor International Airport,” said Cathy Thuringer, principal with Trammell Crow Company’s Phoenix Business Unit. “The submarket boasts a tremendous labor base, attracting all types of users needing all levels of skilled labor. Its location in the Southwest Valley submarket makes it ideal for companies wishing to serve Metro Phoenix and the southwest region in a single day’s drive.”
The project is located less than one mile south of a full diamond interchange at 99th Avenue and Interstate 10. The cross-dock building will be 781 feet long and 421 feet deep with a clear height of 36 feet and 190-foot truck court depth. Loading will be a combination of ramp and dock high with 271 auto parking spaces and 107 trailer parking spaces. The building will be divisible to 100KSF to accommodate single or multiple tenants.
Butler Design Group will serve as the project architect and Willmeng Construction, Inc. as the general contractor. Cadence Bank N.A. is providing construction financing. Gary Anderson, Jim Wilson, Mike Gilbert and Brian Lee of Cushman & Wakefield are marketing the project on behalf of the venture.
In addition, the venture is donating 1.5 acres along the Van Buren frontage to VFW Post #6310 for the development of a new 8KSF-10KSF headquarters building. The new facility will serve administration of the organization as well as provide a meeting area for cultural and patriotic events for Tolleson residents.
