A new multifamily development is being planned within the Canyon Trails PAD in Goodyear on a site that is currently being used for agricultural production.
Developer, Aviata, LLC is requesting to rezone approximately 20.24 acres at the NEC of Cotton Lane and Canyon Trails Boulevard from the current Planned Area Development designation to Multifamily 24 dwelling units per acre. The request was heard and recommended for approval by the City of Goodyear’s Planning & Zoning Commission on April 14th.
The project, known as Aviata at Canyon Trails, is proposed as a 418-unit gated multifamily community that will, “increase the housing options available for Goodyear residents at this prime infill location near the Loop 303 extension and will support nearby commercial development, including the adjacent Canyon Trails Towne Center within walking distance of the site,” according to the project documents.
Aviata at Canyon Trails will consist of five unique building types comprised of primarily three-story residential buildings and two-story carriage buildings. Units will be a mix of one-, two- and three-bedroom units and will include either a patio or balcony ranging from 60 square feet to 120 square feet.
The buildings’ design will consist of a pitched roof with slate concrete roof tiles, decorative wrought iron and stucco elements for the patios/balconies, exterior stucco surface treatment and multiple color schemes.
Community amenities for the development include 3.8 acres of centralized open space with a clubhouse, fitness facility, resort style pool, family pool, a 25KSF open active area, and two dog parks.
“The residential buildings will be positioned around the site to create clusters of open space that will connect to the 25KSF central open space and pool area between the community clubhouse and exercise buildings,” the documents state. “The entire system of internal open space will be linked to the adjoining neighborhood trail system to the east that permits access to nearby retail and school facilities.”
The project will also be near the Cotton Lane Linear Park which adds an extra 1.7 acres of open space with a pedestrian trail and provides a buffer for the surrounding single-family residential.
Access to the gated community will be from Canyon Trails Boulevard. The main entry will lead to a roundabout near the clubhouse and main office with call boxes on either side. An exit only gate will be located further east on Canyon Trails Boulevard. Approximately 849 parking spaces will be provided for the development including 432 garage/carport spaces.
The project has not yet gone to City Council for approval.
