The City of Phoenix recently received plans from San Antonio-based real estate developer, Embrey Partners, for a new six-story luxury multifamily development proposed for the Scottsdale Road Corridor.
The project, dubbed Embrey Kierland North, is proposed as an approximately 272-unit “luxury rental residential community” to be located at the NWC of Scottsdale Road and Tierra Buena Lane, and will “provide quality modern urban living experiences for its future residents and create a pedestrian friendly, walkable environment streetscape along its Scottsdale Road frontage for the benefit of the larger community,” according to the project’s narrative.
The development will be six stories and will house a mix of 194 one-bedroom units and 78 two-bedroom units in six different floorplans. The residential units will be primarily located on the third through sixth level of the building with some second level and ground level units.
The second level will contain a pool and courtyard with “active and passive amenities for residents,” as well as a clubhouse and fitness facility.
The clubhouse and leasing area will be located on the NEC of the development, while primary/garage access will be from a driveway on the north side of the development, with secondary access to the garage on the west side.
Embrey Kierland North will also include two levels of below grade parking consisting of 180 parking spaces, storage and equipment spaces on the first level and 68 parking spaces on the second level. The developer will also provide 166 spaces of surface parking that will be visually hidden by the ground level apartments in order to support the “modern suburban” concept by, “complementing the built environment and pedestrian experience of Kierland Commons,” the narrative states.
The plans for the project were submitted in November and are awaiting Planning and Zoning and City Council approval.
Embrey Partners is the developer for Embrey Kierland North and Humphreys & Partners Architects, L.P. is the architect. HilgartWilson, LLC is the civil engineer and Norris Design is the landscape architect.
