    Top 10 Projects Currently Under Construction in AZ

    There are several large projects under construction around the Valley that may have you thinking, “I wonder if that project is still going on.” So, BEX has compiled a list of the Top 10 Projects currently under construction in Arizona, based on construction valuation, to keep you updated on just when those projects are expected to be completed.

    Note: All projects were pulled from DATABEX, our online searchable database, and represent several different markets. We did not include Master Plan projects because the projects that make up a master plan have their own valuations and do not meet the threshold of the top 10. Also, while many large data centers around the Valley have been announced, most, if not all of them, will be constructed in different phases over many years. The phase that is currently under construction also would not meet our top 10 threshold.

    1. Project 201: PHX Reimagined (Talking Stick Resort Arena Renovation) – $230M

    Construction began on the major renovation to Talking Stick Resort Arena in Downtown Phoenix back in 2020 and is winding down in time for the 2021-22 NAB season. The $230M project includes new LED screens, communal bars, corner bars and a centerpiece sports bar, a 3.5KSF scoreboard, 55 total suites, eight theatre boxes, expansion to the main concourse, approximately 17,000 cushioned seats and more.

    HOK is the design firm on the project and Okland Construction is the general contractor. Barrett Sports Group was hired on as a consultant and PC Sports is the owner’s representative. The Arizona Republic published on December 16th, 2020 that the renovations were approximately 76 percent complete at that time.

    1. Legacy Sports Park – $250M

    Legacy Cares, Inc. began construction on the new 320-acre multisport Legacy Sports Complex back in September 2020. The approximately $250M project located at the NEC of Ellsworth and Pecos Roads in Mesa will be a state-of-the-art premiere family sports park facility with indoor and outdoor athletics entertainment, including: multiple outdoor sports fields including soccer, volleyball, pickleball, baseball/softball, and a 50-acre special events area for concerts; multiple indoor courts including volleyball and basketball with stadiums; a 100KSF eSports arena; a 50KSF Gymnastic and Cheer Center; Dance/Yoga Studios; Child Care Center; and more.

    Icon Architectural Group is the design firm and Okland Construction is the general contractor. According to a Phoenix Business Journal article dated February 21st, 2021, Oak View Group, the company contracted to operate the park, announced that Rodney Reese, the former sports business development manager at ESPN World Wide of Sports, was hired as the park’s general manager. The project is expected to be completed in January 2022.

    1. Ritz-Carlton Resort & Hotel – $300M

    Five Star Development, LLC started construction on the approximately $300M Ritz-Carlton Resort & Hotel project back in 2018. The new, ground up resort located West of Scottsdale Road between Lincoln Drive and Indian Bend Road in Paradise Valley will include a 200-unit hotel, 81 resort villas and approximately 120 single-family lots.

    Nelsen Partners is the architect on the project, Tutor Perini Building Corp performed preconstruction services, Layton Construction was the shell and core general contractor, and most recently, PWI Construction announced that they are the general contractor handling the construction of the interior of the hotel and the Villas. According to the Ritz-Carlton website, the project is slated to be completed sometime in 2022.

    1. Phoenix Sky Harbor Terminal 4 – S1 Concourse – $310M

    The $310M Phoenix Sky Harbor Terminal 4 – S1 Concourse project began construction back in 2019. Once completed, the 130KSF project will include eight new gates, new retail and food/ beverage concessions, a bridge to connect the South and North concourses, a new transfer bridge, more ticket counters and new baggage handling systems.

    Corgan and SmithGroup are the architects on the project and McCarthy Building Companies is the Construction Manager at Risk. The project is currently anticipated to be completed around May 2022.

    1. Northwest Phase II Light Rail Extension – $401M

    Valley Metro began construction on this $401M, 1.55-mile light rail extension back in 2020. The project includes extending the existing rail line from Dunlap and 19th Avenues to Metrocenter on the west side of Interstate 17 with the construction of two tracks (one track in each direction).

    Jacobs Engineering Group is the design firm and Kiewit Corporation and McCarthy Building Companies are both serving as Construction Manager at Risk. The project is anticipated to be complete in August 2023 with rail testing and operations taking place from July 2023 through February 2024.

    1. Valleywise Health Roosevelt Campus Hospital & Site Development – $590M

    Valleywise Health (formerly MIHS) began construction on the hospital portion of the $590M Roosevelt Campus Hospital and Site Development project back February 2020. The 673KSF project, located at 2601, E. Roosevelt Street, Phoenix, includes approximately 233 private patient rooms, a dedicated floor for the Arizona Burn Center, 10 operating rooms, two radiology areas, two catherization labs, a rooftop helipad and more.

    Site development includes relocations of underground utilities, construction of underground corridors, tunnels, utilities, etc., and construction of a Central Utility Plant.

    The team on the project consists of Vanir Construction Management as the project manager, Cuningham Group Architecture, Inc. and EYP, Inc. as the architects for the hospital development, Affiliated Engineers, Inc (AEI) as the architect for the site development and central utility plant, and Kitchell as the general contractor. The project is anticipated to be complete in October 2023.

    1. Nikola Electric Semi-Truck Manufacturing HQ Facility – $600M-$800M

    The $600M-$800M manufacturing facility by Saint Holdings LLC began vertical construction in late December 2020. The project, located on 500 acres North of Houser Road and West of Vail Road in Coolidge, consists of a 1MSF electric vehicle manufacturing/assembly facility.

    According to the City of Coolidge’s development agreement, “In total, an estimated $800.8M is expected to be invested in the new facility, with $446.8M related to construction and the remaining $354M for production equipment.

    Walbridge is the Design-Build firm on this project and Rummel Construction is the civil subcontractor. Facility operations are expected to begin this summer.

    1. PHX Sky Train Stage 2 – $745M

    The City of Phoenix’s $745M project is a two-mile extension from Sky Harbor Airport’s Terminal 3 to the rental car facility. It also consists of two new stations and the purchase of 20 new trains.

    PHX Sky Train Stage 2 began construction back in 2018 and is anticipated to be completed in the summer of 2022. Gannett Fleming, Inc. is the architect and Hensel Phelps is the Construction Manager at Risk.

    1. South Central Light Rail – $1.4B

    Valley Metro and the City of Phoenix began construction on this $1.4B, five-mile light rail extension back in 2020. The project includes extending the existing rail line from Downtown Phoenix to Baseline Road.

    Valley Metro received federal grants for this project in 2020 including $100M from the Federal Transit Administration and $638M from the U.S. Department of Transportation.

    AECOM is the design firm and Kiewit Corporation is serving as Construction Manager at Risk. The project is anticipated to be completed and in operation sometime in 2024.

    1. Intel Ocotillo Campus – $1B-$2B

    The Intel Ocotillo Campus, formerly known as Fab 42 Intel Factory, began construction back in May 2018. The $1B-$2B project phase, which includes the renovation/buildout of the computer chip manufacturing facility, located at 4500 South Dobson Road, Chandler, is currently winding down on construction as the Phoenix Business Journal announced the expansion was operational in December 2020.

    The design firms on the project include Carollo, Jacobs Engineering Group and M+W Group. Hensel Phelps and Sundt Construction are the general contractors.
