    Ferguson Plans New Warehouse in Chandler

    Ferguson Enterprises, a national plumbing, HVAC and building supplier, is planning a new warehouse and storage facility on 48.3 acres west of the SWC of Queen Creek and McQueen Roads in Chandler.

    The City of Chandler approved a request to rezone the undeveloped site from Agricultural (AG-1) District to Planned Area Development for Planned Industrial uses, as well as approved a Preliminary Development Plan for site layout and design at its October 16th Planning and Zoning meeting.

    The project is proposed as 544.3KSF warehouse and storage facility with wholesale/retail and office area and outdoor storage.

    The project will be split into two phases. The first phase will house 30KSF of office space, a 10KSF sales area with display counter and 322.8KSF of indoor warehouse space for a total of 362.8KSF. The second phase will be a 181.4KSF building expansion. The outdoor storage yard will encompass 304.9KSF and there is contemplation of a future 454.8KSF outdoor storage expansion.

    Ferguson also requested a Mid-Rise Overlay to allow building heights up to 50 feet, which the city’s Planning & Zoning Commission also approved.

    “Ferguson requires the additional height due to the height of their racking systems used to store material inside the building. A majority of the building is 46 feet tall to top of parapet,” according to the city staff report. “Only one portion of the building is measured to 50 feet, an enhanced elevation over the front door.”

    Architectural features of the building include concrete and metal with a blue/grey glazing, building “pop-outs” and recesses, and horizontal and vertical reveals. Future phases will be consistent with the current theme.

    A total of 280 parking spaces will be provided for the development. Access to the office and retail areas will be from a future extension of Hamilton Road to the west. Storage yard and loading dock entryways will be further south on Hamilton. A secondary access point will be on Queen Creek Road on the eastern side of the property.

    The street improvements to Hamilton Road are also part of the first phase of construction.

    Landscaping will be inspired by Sonoran Desert style landscaping with low water use plants like Native Mesquites and Willow Acacia. The landscaping is intended to “create an attractive experience for those who work there as well as those traveling along Queen Creek Road,” as well as “create a sense of place within the site,” according to the staff report.

    According to the report, “Ferguson’s proposed development plans create a quality development that will provide additional employment opportunities in the area.”
