Groundbreakings
1. Wood Partners held a formal groundbreaking ceremony to mark construction on the 360-unit luxury apartment project Alta Avondale. Opening is targeted for early 2024.
2. Construction is scheduled to begin next month on the 128-room SpringHill Suites by Marriott in Avondale. Trez Capital announced the closing of an $18.75M construction financing loan for Virtua Partners. Quyp Hospitality LLC – an affiliate of Virtua Partners – will develop the hotel, part of a 58-acre mixed-use development.
3. Construction is underway for projects around the Waste Management Phoenix Open at TPC Scottsdale. Work started last month on the Cove on the 17th Hole, and work started this week on the 16th Hole and the Taylor Morrison Fairway House.
4. JX Nippon Mining & Metals USA has broken ground on the first phase of its electronic materials plant at the NEC of Germann and Crismon roads in Mesa. The first phase of development will consist of two manufacturing buildings of 119.6KSF each and one office building of 25.6KSF.
5. Danson Construction commemorated the start of construction with a groundbreaking ceremony for the Arizona City Library and Community Center on Oct. 3. Work includes renovation of existing 1,731SF and additional expansion of 3,591SF, with an expected completion in July 2023.
Progress Reports
6. The Global Ambassador hotel project at Camelback and 44th Street has officially topped off construction with the rooftop’s steel structure put into place, which fully encloses the five-story building. Crews have started vertical construction on the first-level event pavilion and excavation is now complete on the pool. In the coming weeks, passersby will notice exterior finishes being installed, including brickwork, plus windows and doors being placed.
7. The Mesa City Council has approved a subdivision plat for the 1.88MSF, nine-building industrial project Warner Gateway 202 (also known as Mesa Gateway 202) near Warner Road and the Loop 202 freeway. The project also includes 100KSF of office space. Construction began at the site in March.
8. Clayco has topped out the 309-unit Skye on 6th residential tower in Roosevelt Row. The Hubbard Street Group-developed project should be completed next summer.
9. An update from the Arizona Department of Transportation reports work has wrapped up on an effort to increase the number of travel lanes south of Baseline Road in conjunction with the I-10 Broadway Curve Improvement Project. The latest component brings the lane count on eastbound I-10 to five general purpose
lanes, one high-occupancy vehicle lane and an auxiliary lane between Baseline and Elliot roads, and four general purpose lanes, an HOV lane and an auxiliary lane from Elliot Road to the project’s southern boundary near Chandler Boulevard. The fifth lane between Baseline and Elliot roads will accommodate drivers who are merging onto eastbound I-10 from the US-60.
Completions
10. Empire Group recently held a ribbon-cutting ceremony to mark the opening of Village at Pioneer Park, a 320-unit luxury Build-to-Rent development in Peoria.
11. The Arizona Department of Transportation has reopened the reconstructed ramp connecting northbound SR 85 to westbound I-10 in Buckeye. ADOT also reopened the upgraded ramp that connects eastbound I-10 to southbound SR 85.
