Groundbreakings
1. The first phase of work for the Arizona Department of Transportation’s Interstate 17 Improvement Project from Anthem Way to Sunset Point is now underway. The $446M, 23-mile project – which will add capacity and reduce congestion along the corridor – is expected to take approximately three years to complete. It includes 15 miles of widening from Anthem Way to Black Canyon City and the construction of approximately eight miles of flex lanes from Black Canyon City to Sunset Point.
2. LGE Design Build, alongside developer Echo Real Estate Capital, announced the official start of construction on Echo Park 303, a 676KSF industrial facility in Glendale near the intersection of Northern Parkway and Reems Road. The two-building project has an expected completion of Q3 2023.
3. Contour has begun work on Phase I of the 1.5MSF Sossaman Park 202 industrial development in Mesa. Phase I consists of five warehouse buildings totaling more than 828KSF. Completion is scheduled for mid-to-late 2023. Phase II will add three buildings and more than 722KSF.
4. A.R. Mays Construction has started work on Dwell Tempe. Located at the intersection of 5th Street and Farmer Avenue, the new 129-unit, 125KSF, $29M workforce community will be integrated into two existing office buildings and a pocket park onsite to create a mixed-use development. Completion is expected in Spring 2024.
5. McCarthy Building Companies recently commemorated the start of construction with a groundbreaking ceremony for the Student Experience Center at Arizona Western College in Yuma. The two-story, 45KSF building is expected for delivery and starting operations in fall of next year.
6. Improvement work at Mitchell Park, part of Tempe’s $60M parks improvement campaign, has begun. Plans include playground updates, a new picnic ramada, and lighting and landscaping upgrades.
7. The Arizona Department of Transportation and the Tonto National Forest are starting an $18M project to pave and make other improvements to an 11-mile gravel section of SR 88 between Apache Lake and the Theodore Roosevelt Dam. Work includes installing an aggregate base and covering it with a chip seal, in addition improving drainage features that are not functional or have been damaged by flooding.
Progress Reports
8. Work has begun on the next round of improvements at the Sunset Point Rest Area at milepost 252 on Interstate 17. The facility will be closed to the public as work continues. The project includes upgrading the water and septic systems as well as the restrooms and vending areas.
9. Work continues on the $80M upgrade and renovation project at the JW Marriott Phoenix Desert Ridge Resort & Spa in north Phoenix. The hotel has already finished upgrades to the lobby, guest rooms and fitness amenities. The next phase will focus on a reimagined set of pool and other water-features, along with a new restaurant and a food truck area.
10. More than 30 modular-component-based buildings have been put in place so far at the FlatZ 520 apartment community, part of the 35-acre West Maricopa Village mixed-use development at the SEC of SR 238 and Loma Road in Maricopa. HVAC equipment has been installed on several buildings’ roofs and exterior finishes have been installed. The 342-unit community is expected to open in spring 2023.
11. The first frame panels have been put in place at the 45KSF Mercy Gilbert Medical Center Office Building III. The project will deliver the third MOB at Mercy Medical Commons – a partnership between Dignity Health and Pacific Medical Buildings. Completion is scheduled for March.
