Groundbreakings
1. Pattern Energy has begun construction on the 550-mile $10B SunZia transmission system that will start from central New Mexico and go through more populated areas of Arizona and California with an estimated capability of transporting more than 3,500MW of new wind power.
2. W.E. O’Neil just started construction on the Garfield Phase II project, a 60-unit concrete podium multifamily housing project in downtown Phoenix. The project is being developed by Pennrose Development and designed by Dekker Perich Sabatini. The complex will provide affordable housing to veterans in the community.
3. City of Phoenix has started construction on Phase III of the Grand Canalscape project, widening the Canal from 47th Avenue and Osborn Road to 75th Avenue and Camelback Road. The expansion will include a pedestrian and bicycle path, trees, lighting, public art and fitness areas and is expected to be completed next year.
4. Eagle Mountain Construction began utility installation work on the Grandview Drive reconstruction project, which is part of the effort to mitigate post-wildfire flooding within Spruce Wash. The utility work is expected to finish in the spring. Full street reconstruction will begin after the utility phase and includes new curbs, gutters and an inverted asphalt pavement roadway along Grandview.

5. JLL Capital Markets announced securing $62.625M in construction financing for IDM Companies’ Meritum Sonoran Desert, a 348-unit garden-style apartment development in Phoenix. The 13-building project will include one-, two- and three-bedroom units averaging 1,046SF. Expected completion is in 2025.
6. Construction is paused for expired permits at Pivot Development Company’s 13.3-acre Papago Plaza master-planned redevelopment project on the SWC of Scottsdale and McDowell roads in Scottsdale. Permits were originally issued in 2020 and extended last March. Scottsdale sources said permits expire if the first inspection does not occur within 180 days after issuance. To date, construction has completed on the 276-unit SeventyOne15 McDowell apartment community, and a Springhill Suites Hotel and various retail/restaurant components—including a Sprouts Farmers Market—are under construction.
