Awards & Accolades
1. Green Ideas’ Rio Yards at Novus Innovation Corridor, a 157KSF office building in Phoenix, received the LEED Silver Certification.
Groundbreakings
2. Creation RE/PE announced the groundbreaking of the first phase of the $250M Park Algodon industrial and mixed-use project at the NWC of Loop 101 and Indian School Road in Phoenix. Developed under a joint venture with Clarion Partners, the 87-acre development will total 1.3MSF at buildout. Phase I comprises four buildings totaling 766KSF.
3. The City of Glendale announced the groundbreaking of the four-acre Glendale Heroes Regional Park. The park offers two natural turf multi-use fields, a synthetic turf field, eight pickleball courts, ramadas, a mini-pitch area and a dog park. Willmeng Construction is the general contractor.
4. The City of Scottsdale announced the $6.1M upcoming construction of the Thompson Peak Park Dog Park. Construction begins in the fall with an expected completion of fall 2025. The project will include three fenced play areas, shaded canopies, a footbridge, additional parking and a new restroom building.
5. Haydon broke ground on Vanguard Truck Holdings’ Vanguard Truck Sales Center, a 12-acre facility in Tolleson. The facility consists of 60KSF with 26 service bays and a 24KSF parts warehouse. Fitzgerald Associates is the architect. Impact Development Management is the management firm.
6. United Cerebral Palsy of Central Arizona has announced the groundbreaking on its Laura Dozer campus in Phoenix. The campus received $250K in grant money from the State of Arizona and AHCCCS to make the project possible. UCP of Central Arizona will be renamed to ArizonAbility Adult Day Program. Construction is expected to finish in mid-September.
Progress Reports
7. In one of the state’s more publicized office-to-residential conversion developments, the former Tucson headquarters of mining company Asarco is nearly finished with its transformation into the 35-unit complex The Seventh Avenue Lofts. Owner Zach Fenton recently said he expects the redevelopment to be complete in August. Cain Nelson & Ware is the architect. W.F. Connelly is the general contractor.
8. Management representatives for Verde at Cooley Station, a 23-acre mixed-use center at Recker and Williams Field Road in Gilbert, have said the development is nearing the end of construction and is now almost fully leased.
Completions
9. Sun State Builders announced the completion of the $17M Gateway Quads, a 122.8KSF mixed-use industrial center in Mesa. Winston Architects is the designer. Greenwood and McKenzie Real Estate Investments are the owners. The industrial center consists of four buildings at 30.7KSF, each with four smaller spaces of 7.6KSF.
10. After two years of construction, the 151-unit Build-to-Rent community Hampton Edison has been completed in Maricopa. Paragon Development Group is the developer.
11. Tannin Developments announced the completion of Edison Midtown, a 110-unit condo community in Phoenix. The Cavanaugh Luxury Group and The Agency are in charge of sales management.
12. Hobby Lobby, a 55KSF retail building in Queen Creek Crossing, 20004 S. Elliot Road, has finished construction and is open for business.
