Groundbreakings
1. Interstate Warehousing recently broke ground on the 273KSF Phase I refrigerated warehouse component of its planned 92-acre development in Kingman. Master site planning is in place for up to 1.2MSF, depending on eventual customer needs. Interstate Warehousing’s sister firm Tippmann Construction is handling the design and construction, and Phase I is expected to be complete and operational by the end of the year.
2. Phelan Development recently broke ground on its Pecos Center I industrial project near Phoenix-Mesa Gateway Airport. The development features three buildings of 224.6KSF, 108.6KSF and 141.1KSF, each with between 1.5KSF and 3KSF of office space. The general contractor is Alston Construction, and the design firm is Calvin J. Coatsworth Architects. Leasing is through CBRE in Phoenix.
3. Acadia Healthcare Company recently held a groundbreaking ceremony marking the beginning of construction on Agave Ridge Behavioral Hospital, a 100-bed behavioral health hospital on 12 acres at Ellsworth Road and Peterson Avenue in Mesa. Designed by Stengel-Hill Architecture and built by Adolfson & Peterson Construction, the facility is slated to open in early 2024.
4. W.E. O’Neil Construction recently celebrated the groundbreaking for Ragsdale. This new mixed-use development will provide retail and 266 residential units to downtown Phoenix. The project is being developed by Hawkins Companies and designed by Nelsen Partners. The community is named in honor of Phoenix businessman and civil rights activist Lincoln Ragsdale. In addition to his World War II service as one of the Tuskegee Airmen, Ragsdale dedicated his life and work to equality and reform in the area community.
5. Talos Holdings broke ground this week at The ONE at Mountain Vista, a 345-unit apartment development at 10565 E. Hampton Ave. in Mesa. The ONE at Mountain Vista was designed by Biltform Architecture and is being constructed by EMJ Construction. The project is expected to be completed by Fall 2024. Upon completion, The ONE will be managed by Mark-Taylor Residential.
6. The Arizona Department of Transportation has begun a bridge replacement project on the Teesto Wash Bridge over SR 87 north of Winslow. The new structure, which is located at milepost 385 on SR 87, will be a two-span bridge, allowing for a better flow of traffic. Additional work on this project will also realign the roadway as it approaches the new bridge.
7. Greenlight Communities has broken ground on its 196-unit Villa Cielo Cortaro attainable housing development near the Omni Tucson National Resort. Units at the boutique development will be available in studio, one- and two-bedroom configurations with rents targeted at between $1,299 and $1,700/month.
Progress Reports
8. The $2B master-planned luxury community The Palmeraie has paused once again. Five Star Development has explained the pause, one of many since the project began construction, as being necessitated by the development’s entering the final phase of financing. Loan closing is expected to announce within two weeks, and construction activity will then resume. The Palmeraie includes the Ritz-Carlton Resort and Hotel and several luxury single-family and condominium residences, among other components.
9. Below-grade excavation for the Central Station redevelopment project in downtown Phoenix has bottomed out. When completed, the project will feature an underground parking garage, a revitalized transit station, two residential towers, 70KSF of office space and ground-floor retail.
10. Sporting goods retailer SCHEELS is targeting a Sept. 30 opening for its 250KSF location in Chandler Fashion Center. The company’s first Arizona store has been in development since May 2021 and will feature an indoor Ferris Wheel, a 16,000-gallon aquarium, a café and multiple entertainment options in addition to products from more than 75 specialty shops.
Completions
11. Benchmark Electronics’ services group Benchmark Precision Technologies has opened its $20M-plus, 64KSF semiconductor equipment manufacturing facility on East Baseline Road in Mesa.
12. Construction has been completed at the 109-room Marriott TownePlace Suites/Fairfield Inn & Suites Dual-Brand Hotel in Buckeye. The project was developed by Performance Capital Partners, which will also manage hotel operations.
13. DCS Contracting recently completed Sweetwater Avenue Improvements (303 to Sarival Avenue) for the City of Surprise with Olsson. DCS constructed a new 2,500 LF roadway with two lanes in each direction and a two-way left turn lane down the middle of the road. This new section of Sweetwater Avenue provides an additional route for traffic in and out of the Prasada Entertainment District.
14. A.R. Mays Construction announced the completion of Tempe Cornerstone, a façade facelift project for a retail center at Rural Road and University Drive in Tempe. The project scope included hardscape removals & replacement, benches, new steel columns, stucco & brick repair, new beams, new lighting, and landscaping. The $2M project was developed by YAM Properties and designed by PHNX Design.
