The reading is up one month from May 2021. Backlog in the infrastructure segment jumped from 8.7 months in April to 9.3 months in May, and the Northeast and South regions continue to outperform the Middle States and the West. Investment Development Management is proposing a 678-unit multifamily development on approximately 34 acres of a 160-acre site bounded by 99th Avenue, Thomas Road, Loop 101 and McDowell Road in the Maryvale area of west Phoenix. Phoenix City Council is considering a development agreement to reimburse IDM for infrastructure improvements as an incentive for the project. Under the agreement, the City would reimburse the company up to $1M of the expected $2M cost to connect the site to Phoenix water lines. The Maricopa Planning and Zoning Commission is considering a proposal to change the land use map and zoning for nearly 17 acres of City-owned land from Public/Institutional to High Density Residential. The City has requested the change for the site north of City Hall, likely to enable the development of multifamily housing. The spaces around City Hall have been targeted for development after the mitigation of the nearby North Santa Cruz Wash floodplain is complete. The Pinal County Board of Supervisors have approved a federal grant application that, if awarded, would provide $301M to extend SR 24 from Ironwood Drive to US 60. The grant funds would be in addition to a previously approved SR 24 state budget allocation that went toward interim work. The project would create a four-lane highway, which Pinal said in its application is a necessary alternative route for congested arterial streets in the area, given the extent of overall growth. The Mesa Board of Adjustment has approved a set of variances that will permit ZenniHome to build Zen City – a 90-unit midrise apartment development with ground floor commercial at 29 W. Main St. Each of the five upper floors will have 18 units – 12 640SF two-bed units and six 320SF studios.
