Groundbreakings
1. A joint venture between Ryan Companies US, Inc. and Standard Real Estate Investments, LP announced the groundbreaking of Phase Two of 17 North Corporate Centernear Interstate 17 and Pinnacle Peak Road in north Phoenix. The project is comprised of two industrial buildings, totaling more than 186KSF. Ryan Companies is developing and building the project. Bankers Trust is financing construction. Butler Design Group is the architect. CBRE’s Cooper Fratt, John Werstler and Tanner Ferrandi are marketing and leasing the building. Completion is expected in Q4 of this year.
2. Tiffany Construction Co. will begin replacing the existing City of Cottonwood gravity sewer beginning behind Pizzeria Bocce through the Main Street and Cactus Street intersections up to Kindra Heights Road and the Yuma Street corridor on Jan. 20. Traffic control devices will be implemented while Tiffany Construction works on sewer improvements.
3. Construction has begun on the 103-unit Fort Whipple Apartments & Quarters affordable housing project for veterans at the Prescott campus of the Northern Arizona VA Health Care System. The project, a partnership with developer Gorman & Company, was originally granted federal funding for the at-the-time $28M project. The project faced delays for multiple reasons, and the current cost is $39M. Six officer quarters are expected to be ready for occupancy in Jan. 2026. The quarters will contain 23 apartments. A four-story complex is expected to be ready in June 2026 and will contain 80 one-bedroom apartments.
4. Toy Barn announced it has broken ground on its Dove Valley location just south of Carefree Highway on Cave Creek Road in Phoenix. The new location will contain 91 for-purchase units and is slated to open in July of 2026.
Progress Reports
5. Construction is in the final stages for the South Central Extension/Downtown Hub light rail extension. The extension is expected to be finished toward the midpoint of this year. The system will be expanded from downtown Phoenix along Central Avenue to Baseline Road. A two-line light rail system is also planned for introduction.
Completions
6. Parts Town Unlimitedopened its 427KSF distribution facility at the C|303 industrial park in Glendale. The fulfillment center currently houses 35,000 items and could grow up to 60,000 in the coming months. This is the company’s first facility in the Southwest.
7. The Ocotillo Roadway Improvements – Sossaman Road to Hawes Road project for the Town of Queen Creek was recently completed. Improvements included two new lanes in each direction with a middle turn lane. Upgrades were also made to the curb & gutter, sidewalk, drainage, bike lines, traffic signals and streetlights. The project also included intersection enhancements. Stanley Consultants led the design, and DCS Contracting was the general contractor.
8. Big D Companies celebrated the opening of Agave House, Real Estate Equities’ newest affordable housing community in Casa Grande. Designed by Kaas-Wilson Architects, Agave House offers 216 one-, two-, three- and four-bedroom units.
9. Willmeng and the City of Yuma announced the completion of construction improvements at Kennedy Memorial Park located at 23rd Street and Kennedy Lane. A ribbon-cutting ceremony was held on Jan. 4 to commemorate the occasion. The upgrades were the first phase in a multi-phase project to create the largest skate park in Arizona. The skate park elements were constructed by Willmeng’s trade partner, American Ramp Company. J2 Engineering was the design firm attached to the project.
10. A.R. Mays Construction announced the completion of the amenity plaza at Waterston Central at Tri Pointe Homes on Waterston Way in Gilbert. The $6M project features a 1.2-acre lake, a spacious swimming pool, outdoor pavilions and passive seating areas, a splash pad, a playground, an outdoor kitchen and a recreation lawn. The developer of the project is Tri Pointe Homes. A.R. Mays served as the general contractor. The design firm was Sustainability Engineering Group.
