    94-unit Build-to-Rent Planned in Scottsdale

    MODUS Companies (MODUS Development) has submitted a proposal for a 94-unit single-family Build-to-Rent development in south Scottsdale on Oak Street near 64th Street.

    Papago Village would provide 46 one-bedroom and 48 two-bedroom units on 10.01 gross acres.

    According to the project narrative, the development will have a Mid-Century Modern design aspect, drawing from the architecture of neighboring homes and an existing office building on the site that will be retained in the new development. The building was designed by Taliesin Architects and built in 1972. The interior of the building will be redeveloped into a co-working community center, according to the narrative and the project video produced by Scottsdale planning staff.

    MODUS’ proposal claims Papago Village will be “one of the most technologically advanced communities in the country.” Homes in the development will be designed to meet Department of Energy Zero Energy Ready Home program requirements, which the company claims should deliver units that are 50%-70% more energy efficient than homes built to standard code specifications. Each unit will feature low-e glass, solar panels, Energy Star appliances and other sustainable building materials, according to the narrative.

    Planned amenities include a clubhouse area with a pool, fitness center, spa and outdoor activity space. The two-story clubhouse is intended to “serve as a visual centerpiece,” and is designed to function as a “communal living room” for the development’s residents.

    While the project narrative does not identify potential rental amounts, it says, “Papago Village will provide a solution to the housing challenge and provide an attainable option for people that live in Scottsdale.”

    MODUS currently has four other projects, three Build-to-Rent and one traditional apartment community, in development around the state.

    MODUS Companies is the developer. ABLA Studio is the landscape planner. David Dick Architect, Inc. is the design firm.

    The City of Scottsdale has not scheduled any meetings or hearings for the proposal as of press time.
