Groundbreakings
1. Clayco announced the groundbreaking of Ray Phoenix, a 401-unit, 26-story, 523KSF residential tower in Phoenix. Vela Development Partners and Ray are the joint developers. Johnston Marklee & Associates and Lamar Johnson Collaborative are the architects. Parts and Labor Design is the interior designer. Grace Fuller Design is the landscape designer. Construction is expected to be completed in early 2026.
2. Pentagon Technologies Group Inc. has started construction on its $50M semiconductor cleaning equipment facility at View 202 in Mesa.
3. Ryan Companies US, Inc. and Alidade Capital, LLC have started a joint venture for the construction of Innovate48 Industrial Park, a 163KSF industrial building in Phoenix. Butler Design Group is the architect. Steve Larsen, Pat Harlan, Kyle Westfall and Jason Moore of JLL will market and lease the project. Construction is expected to be completed in Q2 2025.
4. Northland Preparatory Academy broke ground on a new STEAM building, a 9KSF science and art educational space in Flagstaff. Expected completion is before the 2025-26 school year. SPS+ Architects is the architect. Kinney Construction Services is the general contractor.
Progress Reports
5. Surprise Center Development Company has announced that nearly half of the road work is completed and three new buildings are under construction for the one-square-mile Surprise City Center development.
Completions
6. Banyan Residential announced the completion of Entrada, a 735-unit apartment complex in Scottsdale. The four-story building includes 250KSF of office and 5.7KSF of retail space.
7. Puma has opened a 1MSF regional distribution center in Glendale. The facility features 3.5 miles of conveyer, automatic retrieval and storage systems and a new cubing process for packaging optimization. Cresset Real Estate Partners and Clarius Partners are the developers.
8. Greystar recently celebrated the completion of Caliber by Greystar, a three-building, Class A industrial development in Peoria. Caliber by Greystar spans 411.9KSF in three buildings of 114.4KSF, 122.9KSF and 174.6KSF. The completion marks the first project delivery in Greystar’s $500M, 88-acre Peoria Place mixed-use master plan. The project architect for Caliber is Deutsch Architecture Group. The general contractor is Layton Construction. Leasing is through JLL.
9. Suncrest held a grand opening for Zora Encanto, a 109-unit ranch-style rental home community in Phoenix. The development features HercuTech’s HercuWall exterior and wall system.
10. 5151 E. Broadway, owned by Kent Circle Partners and Seldin Real Estate, Inc., announced Tower 5151 Executive Suites has opened multiple offices, including an entire floor of the building, as well as a fitness facility. 5151 E. Broadway is Tucson’s largest commercial office building.
11. Arizona Lithium Ltd., backed by Arizona Commerce Authority, has opened Lithium Research Center, a 20.5KSF research facility in Phoenix. The facility will feature a 16.5KSF processing facility and a 4KSF research lab.
12. Palmieri Construction has nearly completed Mohave County’s sheriff’s substation, a 7KSF office space with an additional 5KSF of storage on Showplace Drive. The County recently granted approval to spend nearly $1M in additional improvements for the originally $2.94M project.
13. The City of Avondale announced the grand opening of its sand volleyball complex, a two-sand court recreation space at The BLVD in Avondale. CHASSE Building Team was the general contractor. Arizona Sports Tourism Association provided a $162.5K grant to the $2.9M building cost.
