Peoria’s Planning and Zoning Commission has recommended City Council approval for a rezoning and general plan amendment necessary for the Moderne Park West apartment development near Olive and 95th Avenues to advance.
Plans call for a 130-unit development with eight buildings, including the leasing office and clubhouse. Amenities will include a pool, dog park and pet wash, outdoor cooking area, and a fitness center in the clubhouse.
In presenting the project, planning staff said the 5.7-acre property’s irregular size and a nearby gas station would make access difficult if the site were planned for commercial development.
Commissioners speaking in support of the proposal cited the need for multifamily housing in general, the comparatively low anticipated monthly base rent of $1,500, and the unit mix of studio, one- and two-bedroom layouts.
Commissioners and residents opposing the plan complained about potential traffic and noise impacts, proximity to nearby single-family homes, impacts on neighborhood character, and the proposed three-story height of some buildings in the development.
Two requests were heard and approved by the Commission: a general plan amendment from commercial to urban residential, and a rezoning from Planned Neighborhood Commercial to Moderne Park West Planned Area Development. The GPA request passed on a 5-1 vote, and the rezoning was recommended 4-2.
Peoria City Council is expected to hear the requests in its June 21st meeting. (Source)
