JDM Partners, owner of the Wigwam, is asking the City of Litchfield Park to take another look at a proposed mixed-use development planned for the northwest corner of Litchfield Road and Wigwam Boulevard. The proposed project would include 184 apartment units, 28 townhomes, as well as 14KSF of neighborhood retail space on an approximately 14-acre site. This is not the first time that JDM has come to the city with a request to build such a project on the vacant lot. JDM initially proposed a project consisting of 150 residential units. RAS Developments, Inc. has proposed a new mixed-use development in several aging commercial buildings along Phoenix’s Grand Canal. The project, called Forty600, will be located on approximately two-acres near Central Avenue and Coolidge Street in Phoenix’s Alhambra Village. Per city documents, the mixed-use facility will be a seven-story building consisting of about 150 luxury multifamily units, 6.8KSF of ground-floor commercial, restaurant, retail and office space. MODUS Companies has closed on 39 acres at I-10 and Florence Blvd. in Casa Grande with the intention of developing 470 Build-to-Rent units for the growing market. MODUS bought the land near the Promenade Shopping Center from Walton Companies for $2.9M. The new homes will feature MODUS’ Net Zero Energy efficiency and sustainability features. The Peoria City Council has approved a requested rezoning and general plan amendment from Xanadu Investments, LLC to develop an 82-unit Build-to-Rent community on 10.3 acres near Happy Valley Road and 107th Avenue. The site is located in the Tierra Del Rio Planned Area Development. The proposal calls for single-story buildings with floorplans for 32 one-bedroom, 34 two-bedroom and 16 three-bedroom units. A legal fight over affordability concerns at the South Pier at Tempe Town Lake development, the appropriate extent of citizen involvement in project approval, Tempe’s unique affordable housing funding program and the issue of affordable housing, itself, is continuing to roil City policy and development efforts.
