A rezoning case has been submitted to the City of Scottsdale that would pave the way for a mixed-use development located at 1000 N. Scottsdale Road, the NWC of Continental Drive and Scottsdale Road. The property is south of Papago Plaza and McFate Brewing Company, across the street and slightly south of SkySong. The proposed development would replace the existing Mark Kia dealership with 282 units of apartments and 13.5KSF of retail.
Project Description
Of the 282 apartment units, 184 are planned to be one-bedroom while 92 are planned as two-bedroom, and six studio apartments are planned. Parking on site will be underground and on a podium deck. The development focuses on bike access and includes 12 double bike racks.
Plans submitted to the city maximize the site utilization by including building heights of 48’ and the maximum density of 51 dwelling units per acre (DU/ACRE). The project would combine four parcels totaling 253KSF.
The project will be developed by EJM Development. Synectic Design and TJ McQueen & Associates Inc. are leading the design effort. Originally submitted in June 2018, the revised narrative slightly increased the number of apartment units and slightly enlarged the retail spaces.
The project is not scheduled for any Council meetings as of press time.
South Scottsdale Trend: Redevelopment
The proposed project is just the latest in a years-long trend of redevelopment activity in South Scottsdale. Along McDowell Road most of the former auto dealerships have given way to modern and contemporary living spaces. SkySong continues to bring corporate tenants and new technology startups. Plans are moving forward to redevelop Papago Plaza redevelopment, and several multifamily complexes are rising along this stretch of Scottsdale Road.
