Last night, representatives from Wells Fargo made the first public foray towards development of Phase II on its Chandler Campus. The bank plans an additional 410KSF of commercial space at 2700 S. Price Rd. SmithGroupJJR designed the project and submitted the rezoning application. Wells Fargo wants approval for a midrise development with two 4-story buildings topping out at 64 feet. In addition to the office buildings, a four-story parking garage and surface parking totaling over 2,500 spaces.
The bank has been in discussion with contractors, but is not ready to announce its selection. A formal public announcement of the project is expected in the near future. The company has not named a construction value, but earlier this year, sources told AZBEX that the project could poke around in the $70M to $90M range. (AZBEX, February 22)
The building shapes, design and materials are intended to mirror Phase I of the campus. The new structures are labeled as “D” and “E” in the project narrative.
Wells Fargo will add space for 2,500 employees. Included in the project are a first-floor cafeteria and a number of conference rooms up to 4.5KSF. The amenities will take up most of the first floor in new building D. The remainder of Building D and all of Building E are planned for commercial office space.
Future phases include a building ‘C’, which is projected to be 4-stories. Buildings ‘F’ and ‘G’ are expected to be four and seven stories respectively. When these future buildings are constructed, two more 5-level parking garages with close to 5,000 additional spaces will replace surface parking.
The city has not set a hearing date for the zoning. Wells Fargo has not yet announced its construction schedule.
