Scottsdale OKs On the Waterfront Project

The planned On the Waterfront project, 4443 N. Scottsdale Road, has moved one step closer to completion with the City of Scottsdale’s Development Review Board (DRB) staff approving plans submitted on behalf of owner CF Waterfront Investments.

Located at the northeast corner of Scottsdale Road and Shoeman Lane, the property will be a mixed-use development featuring a restaurant, bar and residential units. The property is one of the last in the area to be redeveloped. A two-story steel skeleton has stood on the fenced in 17.6KSF parcel for more than a decade, according to plan documents.

When completed, the 15.8KSF On the Waterfront building will feature underground parking, a first floor restaurant, second floor bar, third floor residences and a fourth floor penthouse.

Rather than incorporating features common to the much older existing buildings along Shoeman, planners have attempted to create a new, contemporary feel with the project. According to the project narrative submitted to the DRB, “The building is an attempt to showcase how to develop a small corner parcel along Scottsdale Road.”

The documents also says, “The style of the building is an interpretation of an urban downtown mixed-use building with strong geometry, stepped-back massings and commonly used but creatively applied materials of block, metal and glass.”

  1. I feel like the Architects may be out of their depth on this. The scale and massing is clumsy and the style a pale imitation of contemporary, looking ill at ease in its corner location. There’s an attempt at urban edge with the covered walkway but it’s disconnected from the public by landscape. I would hope that the design goes through considerable review by its designers before ground is broken, both in the macro and micro scale.
