A Midwest-based retailer would anchor the P83 District’s retail component under plans submitted to city officials, the developer said.

Mike Oliver, managing partner of Peoria Sports Park, LLC, also said his group has been talking with a hotel and envisions adding restaurants “unique to Peoria.”

Begun five years ago with a city-hired consultant study designed to improve the area’s identity and experience of visitors, Peoria Eighty Three — or P83 — is a public-private partnership between Oliver and the city.

The Avenue Shoppes at P83 would add 84KSF of new retail space, 35KSF of restaurant area, and 18KSF of entertainment venue on what is now the parking area between Peoria Sports Complex — spring training home to Major League Baseball’s San Diego Padres and Seattle Mariners.

In addition, the project would include a 140-room, 5-story hotel with a rooftop lounge and 10KSF conference center. A second phase of the project would include two larger retailers.
