West Land Development plans to build a 14.7KSF office and warehouse facility on 1.76 acres at 3120 W. Yuma St. The City of Phoenix approved a zoning change from Multifamily Residential to General Commercial for the site earlier this year.

Located south of West Buckeye Road and South 31st Avenue, the currently vacant property will be developed for a single-story building featuring nine 25’ by 65’ bays.

According the city’s staff report on the zoning request, “The site is blighted with construction debris and dead storage of vehicles visible from the right-of-way on the eastern portion of the property.” West Land’s vision for the development is to create a set of utilitarian spaces, “ideally suited for start-up companies and new business owners.”

Each bay will be laid out as primarily open space with a small single office. Construction will be concrete masonry block on a metal building skeleton.
