Optima’s Newest 1.5MSF, 4-Building Midrise at Kierland

Furniture row on North Scottsdale Road will have more new apartments to decorate. Four 12-story mid-rise buildings with apartments and a luxury boutique hotel are proposed by Optima on the site of the former Robb & Stuckey Furniture galleries at Scottsdale Road and Kierland Boulevard.

The quartet of contemporary buildings built over two levels of below-grade parking will host 693 residential dwellings and up to 286 hotel rooms. The facility will house a conference center, restaurant and food service facilities, spa and fitness center. Designed with Optima’s signature concrete and glass, the top 11 stories and rooftop terrace rise from a grade-level amenities.

The three residential buildings feature party rooms and a residents’ club in each. The building fronting Kierland Boulevard connects to the hotel through the shared fitness center. The hotel lobby, restaurant, and back-of-house facilities are all based at ground level facing Scottsdale Road. The first level of below-grade parking features two green spaces open to the sky. One of the recessed open areas is around 6KSF and the other is around 5.4KSF. A pair of 400SF recessed areas also accent the parking level.

Green roof technology is proposed as a major construction feature for the buildings. The upper floors are wider than the ground floor. Optima says in its application the residential units and hotel float over the ground level facilities.

Situated across the street from Kierland Commons and northwest of Scottsdale Quarter, the new facility joins the under-construction Live Scottsdale North, 240-unit apartment complex to the east and 286 apartment units plus a 120-room hotel at the Quarter.

Optima is the turnkey developer of the project, providing design and serving as GC. Kimley-Horn delivered the civil work.

The property was originally acquired by JLB Partners, L.P., Irving, Texas, in 2012 (AZBEX, Jul. 13, 2012). The site is now proposed for development by Optima. JLB also acquired the sites for Optima to develop Optima Camelview and Optima Sonoran apartment-condominium communities near Fashion Square in Scottsdale. Optima also developed Optima Biltmore condominiums on 24th Street near Camelback Road.
