300 Class A Apartments Coming to Chandler

After recently gaining final plat approval from the City of Chandler, San Antonio-based Embrey Development Company has purchased the 8.7-acre infill site near Chandler Fashion Center where it intends to create the 300-unit, Class A multifamily project Riata.

Embrey purchased the parcel from Jewel Development Co., LP for $$11.4M, according to Business Real Estate Weekly of Arizona. Dave Headstream and Jason Hyams with CBRE’s Phoenix Land Services Group represented both the buyer and the seller.

Embrey filed a rezoning request with the city in July to change the parcel’s designation from Planned Industrial (I-1)/Planned Area Development to Planned Area Development. The request included a Mid-Rise Overlay for building heights up to 55 feet.

Plans call for four four-story residential buildings with seven two-story carriage buildings and two amenity structures. The gated community at 3775 W. Chandler Blvd. will have two access points; a public entrance off Heatherstone Way and a residents-only entrance off Commonwealth Avenue at the site’s south end.

Unit breakdown for the 377-bedroom project will be 81 studio apartments, 142 one-bedroom and 77 two-bedroom units.

Design will be primarily desert contemporary with stucco and stone accents. The buildings’ tops will feature exaggerated overhangs, and vertical projections will break-up horizontal elements. Additional visual interest will be provided by, “Scoring lines, floor-to-ceiling glass in areas, and varying parapet heights,” according to the planning staff memo.

Embrey Development Company is the developer and will also serve as general contractor. Architectural services are through Kephart. Norris Design is the landscape architect, and engineering is provided by Hilgart Wilson. Construction is expected to begin in January and take approximately 24 months to complete.
