225KSF Senior Living Coming to Cottonwood

Plans for a new faith-based senior living facility in Cottonwood have taken another step toward becoming reality following approval of a Conditional Use Permit and design review last month by the city’s planning and zoning commission.

The Immaculate Conception Parish site will feature independent, assisted and memory care living space as well as living areas for current and retired priests.

Phase One will provide a 155-bed, 150KSF senior housing facility and priest rectory. A subsequent second phase will develop 75KSF of additional senior housing, up to 55 beds. A 39KSF church, 15.5KSF elementary school and modular parish office and social hall buildings currently on the site will be relocated.

The initial four-story mission-style facility will be approximately 50 feet tall. Buildings will have a stucco finish and parapet roof to match the existing church and school structures.

Since municipal water and sewer services are not available at the site, located adjacent to State Route 89A, expanded well capacity and a new septic system will be installed.

Current parking on the site is 288 spaces and 44 handicapped-accessible spots. An additional 112 parking and six handicapped spaces will be constructed on the southern portion of the property. A 16-foot tall sign at 89A and Bill Gray Road will identify the complex.

While the facility will be faith-based, it will not be exclusive to Catholics, according to a report in the Verde Independent newspaper.

Heartland Development LLC is the owner/developer and is represented by Brent Maupin Engineering & Design, PLLC. Design services are through John Martin Gibson, Architect. BEC Southwest is the GC. On Aug. 28 Maupin disclosed to AZBEX staff construction is hoped to begin in January of next year, with a targeted completion date of April, 2019.
