Vedura Residential Proposes 266 Units at Central and Highland, Phoenix

Todd & Associates, Inc. is heading the design team for Vedura Residential Operating LLC for development of a four story, 266 unit luxury apartment in Midtown, Phoenix. Set on 4.3 gross acres across Central Ave. from Brophy College Preparatory and St. Francis Xavier church, the Central and Highland apartments are on land Vedura is buying from Sunbelt Holdings Inc. for an undisclosed price; the property is currently under option. Sunbelt paid $2.9M for the site in 2010.

Previous zoning permitted a high rise on the site. A planned unit development application (Z-31-12) is pending with the city of Phoenix. The application proposes to take advantage of extra density permitted by its proximity to the Campbell Ave. METRO Light Rail station.

The Central and Highland apartment design wraps multiple four-story buildings around a six story parking garage. The density, 72.2 units per acre, fills 3.4 net acres. Units will face outward to Highland and Central avenues and Coolidge St., as well as some with inward-orientations to the amenity-filled courtyard with pool and spa. A gym and recreation room, as well as the project’s office will face Central Avenue.

A spokesman for Vedura Residential said that a general contractor has not been selected, but that the developer has not yet determined its selection or short-list process, “There are a lot of what ifs before we get to that stage. The Phoenix approvals are just one step.”
