By Rebekah Morris for the Arizona Builder’s Exchange
The Opus Group has seen ups and downs in the local market. During the Great Recession, Opus Southwest left the market and eventually the entire company was defunct. In 2014, a new company named The Opus Group entered the Phoenix market, re-engaging with many in the community.
Rebuilding the office with entirely new staff, including Senior Vice President Larry Pobuda, Project Manager Ron Ensley, and Sean Cummings leading Real Estate Development, the local 10-person team is carrying out a plan to become a leading developer once again.
The Opus Group focuses on developing industrial and office, multifamily, and student housing. Nationally they bring expertise into the Institutional Development. The firm exclusively uses the design-build delivery method, handling almost every design and contracting role in house. They also bring a national firm’s resources to the market – in many cases, they have no need for a joint-venture partner to get a project off the ground. Their deals have a certainty not common nowadays.
Projects the office is currently working on include the mixed-use high-density development in Tempe known as 7S, and the Goodyear Crossing Industrial Park. Below are details on each:
7th Street Mixed-Use (7S)
The two tower, 20 & 12 story mixed-use project is just getting underway in the ultra-dense Arizona State University Tempe campus area. SmithGroupJJR acted as the Design Architect, handing off the reigns to in-house Opus Architects as the Architect of Record. Sundt Construction is the General Contractor, which marked the first time in The Opus Group’s history that an outside firm is handling the role. The project broke ground late 2016, and is anticipated to be complete in the Summer of 2018. Virtually inside the main ASU Tempe campus, the development promises to bring high-end living spaces to students and residents looking for the urban Tempe lifestyle.
Goodyear Crossing Industrial Park
The Goodyear Crossing Industrial Park is a new 540KSF cross-docked industrial building located along Cotton Lane in Goodyear, about three miles from I-10, and along the planned Loop 303 expansion. Served by rail, the property lies in a Foreign Trade Zone which will provide substantial benefits to export manufacturers.
While the first phase is large at 540KSF, the overall campus could grow to over 1.6-1.7MSF at full build out. The Opus Group is handling all development, design, engineering, and general contractor responsibilities in house. The project breaks ground the last week of March, 2017.
