Legacy Partners Residential’s proposed 260-unit infill project near Rural and Terrace roads in Tempe moved one step closer to reality following zoning and other necessary approvals by the city’s Development Review Commission late last month.
The plans call for a mixed-use multi-family development with 775 bedrooms and approximately 1,800SF of ground level retail space in a five story building situated on 4.6 acres. The site is currently occupied by the Al Beadle-designed University Village complex, a 110-unit development built in the 1960s (AZBEX, June 30).
Legacy Partners Residential said in its planning documents, “Considering its age, its location along the light rail corridor and its immediate proximity to the Arizona State University campus and nearby Rural Road/ASU light rail station, as well as its general proximity to downtown Tempe, the site is currently underutilized.”
University Village 2.0 will offer studio, one-, two- and four-bedroom units targeted to student and young professional residents in a live/work/play environment. Units will feature stone countertops, stainless steel kitchen appliances, a combination of carpeting and vinyl wood plank flooring, and in-unit washers and dryers.
There will be a large community pool, clubhouse, fitness center and five amenity courtyards distributed throughout the development to create a park-like feel. The site plans call for a 6½-level parking garage with approximately 470 vehicle spaces and 290 bicycle parking spaces.
The building exterior will feature a blend of wood, block and brick surfaces with white and light grey as core colors accented with orange, blue and charcoal tones.
Construction is planned to commence in July/August 2016, with completion projected before ASU’s Fall 2018 semester.
