Scottsdale Design Review Board staff has recommended board approval for Taylor Morrison’s proposed 24 freestanding Treo townhome project at 3510 N. Miller Road.
The project would raze a vacant apartment complex and replace it with three-story luxury single-family homes, each with a two-car garage. The townhomes will be available in three floor plans, ranging from 1,800-2,000SF.
The site lies in a “transition area” between Scottsdale’s Downtown and traditional neighborhoods. The site’s design is intended to act in harmony with both the residential and urban characters of the surrounding area.
Building exteriors will combine stucco and cement with concrete and metal accents. Six color palates will be available, and all will feature desert-centric combinations such as white, cream, brown and grey.
Planned amenities include a centrally located pool, gazebo and outdoor seating area.
Landscaping for the development will provide a desert oasis effect inspired by luxury resorts and will also feature mature trees, particularly along walkways, for shading and pedestrian appeal.
The developer will create a new, six-foot tree-lined walkway along Miller to facilitate access and pass-through capabilities for residents and area visitors. Since the community will not be gated, there should be no hindrance to pedestrian connectivity to Downtown and to the area parks and amenities around the Indian Bend Wash.\
Ground breaking is currently planned for February with models expected to be available by Fall of next year.
