A developer seeks approval from the City of Scottsdale to rezone 2.6-acres of McCormick Ranch neighborhood property from Residential to Commercial to make way for the proposed Paseo de las Flores mixed-use development.
If approved, LGE Design Build would develop what it describes as, “a new, neighborhood scale, boutique retail restaurant and office project designed to reflect the neighborhood scale and charm of McCormick Ranch.”
The development would be located at 7300 N. Via Paseo and consist of two buildings totaling 28KSF. With 17KSF of ground level retail and restaurant space, 11KSF of upper level office space, and open-air courtyards, the “street of flowers” will create a pedestrian-oriented amenity for nearby residents while tying into the larger Paseo Village commercial center next door.
The proposed architecture would be consistent with the character of the existing neighborhood, which is inspired by Spanish Territorial Architecture design. This would combine a variety of textures, including light stucco, block, wood, mosaic tile, and clay tile roofs.
Wide, curving sidewalks will be shaded by a combination of canopies, colonnades and lush landscaping, such as shade trees, flowering accents and potted plants.
LGE is the project owner and builder. AV3 Design Studio is the architect. A timeline for the project was not available.
