Wentworth Property Company plans to build two new garages and expand surface parking at the Perimeter Center office area at Bell Road and Loop 101 in Scottsdale. Available parking will increase to 1,629 spaces, up from its previous total of 1,254.
Wentworth announced its purchase of nearly 639KSF in the business park from Desert Troon Companies in June for $122M. Two of the buildings have been largely vacant since a previous major tenant relocated. The buildings are ready for lease to new tenants, but will require additional parking to be practical, competitive options.
The first garage, known as Garage 2, will sit along N. Pima Road and provide 212 spaces. The planned gross building surface area is slightly more than 77KSF.
The second, Garage 5, is along Hartford Drive and yields 275 spaces with a gross building surface area of more than 92KSF. Eighty surface parking spaces will also be added.
There are currently 1,254 spaces, provided by surface lots and two underground garages. As part of the construction and site renovation, 192 existing surface spaces will be removed, for a net gain of 375.
The two new garages will be constructed of precast concrete panels and finished in desert-friendly tans, brown and umber to complement existing buildings on the site.
In addition to protecting much of the landscaping already in place, the development will feature palo verde and mesquite trees, agave, bird of paradise and lantana.
